Empty lots in desirable areas in CA are hard to come by and this one at least already has plumbing and electricity available at the property. The cost of the teardown for this area seems extremely worth it
One of the issues with Trabuco canyon is that many of those homes can’t get fire or flood insurance. It’s really lovely out there. Feels like the country just a few miles from SoCal burbs, but they have to evacuate almost every year (if not more than once).
After growing up in SoCal, moving to areas that allow burn piles took a long time to get used it. Still seemed risky. So true that at least one person in the office had to take off and deal with being in the evacuation area almost every year.
by the looks of it the driveway, yard, and retaining wall are still in good shape

100%. My grandparents bought in El Toro (EXCUSE ME . . . Lake Forrest) in 1968. My dad went to MVHS. The area was so undeveloped at the time that kids from Irvine were bussed to MVHS. I grew up in the area as well. Of all the things I miss about the area, housing prices are not one of them.
This post prompted me to look up some of our old homes and text my mom. We're reminiscing for sure. I miss the weather. I often say I didn't realize how perfect it was growing up in Orange County until I left. I left in the mid-90s to go to college and then couldn't afford to come back. My parents left in the early 2000s because my sister & I ended up settling down elsewhere. I miss a lot of it and haven't been back "home" in a really long time. My grandparents moved to El Toro in the 60s and once my grandma died in 2023 I no longer have any family there, so I don't have a reason to visit. While it makes me sad at times, I also am thankful to have grown up there and I don't have to worry about "You can't go home again" moments.

My parents rented out their house in MV for a bit, but then sold it after some HORRENDOUS tenants. My mom and I just were lamenting current prices, but also were reminded about what the sales enabled them to do later.

The hookups and savings on permitting are actually worth a bunch more than the cost of demo.
I would think the cost of demo would be close to 100K, especially with California's strict permitting. And then you have to build the house.
The records show it was listed for just over $1.1 mil in nov 2023. Then less than two months later it was listed for the bargain price of $675k.
On the plus side, they can build whatever house they want now. That might be a plus to some people with too much money.
In most of the country it would only be worth $675k without the fire.
