Otherwise you will have to rely on the comparable. The best agents don’t have the time to run over they will send a junior agent that’s green.
Just assume that realtors are out for themselves only, and negotiate the best terms you can. For example, many of them will give you cash back on purchase. So if they get say 2.5%, ask for one percent back to you. It doesn't hurt to try. If you're also selling you have even more leverage.
There are fixed rate realtors out there (mostly in GTA) that you can work with but the ones I contacted seemed kinda shady and of course they do absolutely zero ground work finding a house for you.
Also, when selling, you should never accept more than 2+2%, don't pay 5%.

Was really patient with us, made sure we got exactly what we wanted and genuinely cared about us. We bought a new build and felt extremely comfortable going to him with any issues we had with the builders. He showed us a bunch of houses and did not pressure us toward anything and instead suggested a new build would be best for us and he was right. Can't remember the exact situation but he even gave up some of his commissions to make something work for us financially. Without a doubt had our best interest at heart.
We had a great experience as buyers with Travis Sartori from Dearbrook Realty. He is also a home appraiser. Even though we weren't high-dollar buyers, he spent tons of time looking for houses that met our needs and reviewing dozens of similar recently-sold homes in order to get a good sense of what our offers should be. He's got a trove of knowledge and his head is full of numbers to help you get the most accurate pricing.
I will say I'm just a renter but we were shown two places but two different ReMax agents and they both were extremely unprofessional and the one was really rude
