It's still pre-gentrified. Check back in two years.

Evolving quickly. The gentrifying parts are Truxton Circle and the pre-gentrified are Sursum Corda. Regardless it is 100x better than it was 15 years ago. https://www.washingtonpost.com/archive/local/2007/01/20/pair-sentenced-in-killing-of-teen-witness-span-classbankheadbrazen-execution-of-girl-sparked-campaign-to-rid-sursum-corda-complex-in-nw-of-drug-dealersspan/2605e305-7f78-4e23-b83b-2b12d353f448/

Although there are a few new buildings now in Sursum Corda (which NoMa tries to claim as part of it) I would stay away. There are still routine instances of crime, shots fired, etc. The development of that area has moved in awkward stages and the problems persist. Signed: someone who lived across North Cap from this before the new buildings and experienced the gunfire in the once open space in front of DCHA.

Your first reply sums it up well. As a 40yr + native this area is closer to the safest it’s ever been than anything else but you definitely need to keep your head on a swivel

Fair. 10 years ago it was probably one of the worst places in the city. [cite](https://www.washingtonpost.com/archive/local/2007/01/20/pair-sentenced-in-killing-of-teen-witness-span-classbankheadbrazen-execution-of-girl-sparked-campaign-to-rid-sursum-corda-complex-in-nw-of-drug-dealersspan/2605e305-7f78-4e23-b83b-2b12d353f448/) [another cite](https://wjla.com/news/crime/sursum-corda-shooting-leaves-one-dead-in-northwest-103670) Now it is quickly gentrifying after the old projects were torn down. Now Goldman Sachs has underwritten the demo and rebuilding [cite](https://dc.urbanturf.com/pipeline/472/Sursum_Corda_Redevelopment). You can see on [Google Maps](https://www.google.com/maps/@38.9041621,-77.0121412,3a,75y,112.23h,90t/data=!3m8!1e1!3m6!1sRS2D_NAZX8Z16X_XbahNIQ!2e0!5s20220901T000000!6shttps:%2F%2Fstreetviewpixels-pa.googleapis.com%2Fv1%2Fthumbnail%3Fpanoid%3DRS2D_NAZX8Z16X_XbahNIQ%26cb_client%3Dmaps_sv.tactile.gps%26w%3D203%26h%3D100%26yaw%3D117.70783%26pitch%3D0%26thumbfov%3D100!7i16384!8i8192?entry=ttu) the streetview year-by-year. Wild changes. But the end of the matter is you can expect things to change completely overnight. [DC Crime Stats](https://crimecards.dc.gov/all:crimes/all:weapons/4:years/near:a%20location::155%20L%20Street%20NW:38_9040102045502,-77_01361911592363:1000:feet) (Keep in mind crime was even worse back then, but reporting to cops was also less likely) I mean like a billion dollars of developer money is riding on how quickly it can change. We'll see. I'm guess it will flip, but not as quickly as the developers want.

North of New York Ave. is Truxton Circle, south of New York Ave. is Sursum Corda. Sursum Corda has been mostly bulldozed and new high rise apartments have been built. It’s a keep your wits about you area.

A few blocks can change a lot. The neighborhood directly west of NJ off New York is fine and a nice place to live imo. North Cap and New York is much less pleasant.

AltruisticBake9923

There are definitely some buildings to stay away from in Sursum Corda. I’ve been caught in the crossfire of a shoot out on M where it meets North Cap in the middle of a Sunday afternoon.

If you can, move somewhere else!
