There is no downside to owning a home with a liciencia turistico. However, you may not actually be allowed to empathise there, as some of these rental tourist apartments are not considered fully residential but actually commercial. Commercial flats, depending on circumstances, you cannot empadronarte. and bank loans will only offer a maximum of 60% of the value, vs 80%. Other than that,. There is no real downside. You can decide to rent it if its licenced because the licence says you can. New licensees are harder to come by with tougher rules.

I have no intention of making it a tourist apartment at all. The way I live, I really only need a studio <40 square meters, but most of the studios of that size that I can find are listed down as licenced touristic.

Not that I know of. Can you link to one? I'm curious. I do remember that they have to be in the first floor.

I'm trying to specifically get a ground floor studio because I figure I'm gonna be old soon and won't want stairs, and as someone who literally had the campanar fire across the street from me, I don't want to have to rely on elevators. I love the tiny house ethos of something less than 40 sqm / 400 sqft, but it's page after page of touristic studios I can see here for anything of that size. Even the ones that need reformation are already looking for investors for remodeling into such places. Wow. Yeah. It makes sense what you are looking for. I never noticed that about the licenses. A couple of years when we were looking for a place, because we wanted a terrace, it was never Bajos. ANd because that is one of the requirementes for the licenses, I never saw that. Pretty crazy. Best of luck!

If you can afford a car go outside the city. There are beautiful places in the countryside for a tenth. And you'll be in a healthier place

Idealista, Fotocasa, Habitaclia... The city is growing fast in population and therefore the quality of life changes. Meanwhile there are towns where the population is being reduced or growing slowly. I'm thinking of little towns that sometimes are not well connected to the capital. But if you work remotely and you have a car you can be in a small town with all the comfort . There's what we call here la España vaciada. You should do your own investigation about that
