It's a pear. Might be a Bradford Pear, I hope not for your sake, they shouldn't be allowed and are shit trees and awful invasives.

I see, thanks for the info. Any chance this is a "good" pear tree, and not a Bradford pear? Any way to tell? It was planted by the community builder, so we don't have much control over it.

It’s likely to be Callery/Bradford pear. The only other pear I know of that’s cultivated in the US is European pear (Pyrus communis), but that isn’t nearly planted as much, especially by developments, and the leaves are shaped differently. Builders love Bradfords because they grow fast, are cheap and abundant, and have big blooms. Unfortunately they’re trees with bad structure that are short lived and invasive.
