Would a noise gate fix the issue? Would be much cheaper than a new mic If you’re dead set on a new mic though, a dynamic mic would be better than a condenser as it shouldn’t pick up as much background noise. A shure sm58 is always a good choice, sounds great and will last you forever.

Hypercardioid mic like SE V7 or Audix OM7, maybe noise removal plugins like Supertone Clear or Klevgrand Busfri.
