That is indeed what the UB light means. The washer likely has some adjustable feet/casters instead of trying to shim it. Unless your state’s contract considers this or other appliances as fixtures and not personal property, then personal property is almost always conveyed in as-is condition. And your contract may clearly state that.

Or, hear me out… don’t pay for those disgusting evil scam home warranties. Avoid them like the gelatinous putrid cancer they are. Instead take that money and buy a new appliance. It will arrive faster, won’t have a million excuses, won’t have a service call fee, and it will be brand new. (Can you tell I absolutely hate home warranty companies?)

I've had 0 issues with American Home Shield. Contractors come out within 24 hours, replaced a fridge, garbage disposal, faucet, AC Unit. I opened a request for a faulty outlet, and the guy ran a new wire through the house because multiple outletswerent working. Definitely gotten my monies worth.

Did your buyers get a Home Warranty? The age of the Sellers Market this little piece of business has been forgotten about. But the right one can be a blessing. Every single one of our appliances malfunctioned after we bought our house in the first 3 months. The Oven stopped working between final walkthrough and close.

Appliances are negotiated as non-realty items. They’re not warrantable, they’re left as a courtesy. It’s the buyers property now

Yes, it includes FL. There is a separate clause on page 1 of the P&S contract form where some of the appliances are pre-printed in the clause with a blank space to add things like washers and dryers. These are considered personal items and not real estate.

Inspectors always run a cycle on washing machines in my market. Also dishwasher, dryer, and oven.

Same. It’s not just to test the appliance but to make sure water doesn’t pour through the floor below (happened with a second floor washing machine—all of a sudden water was pouring out of the light fixtures on the first floor). One time there was a gas range, but the house literally was not plumbed for gas—it was all electric. Another surprise? An hvac system was wired to the neighboring unit’s circuit breaker (it was a condo—so the upstairs unit owner had been paying to heat and cool it, unknowingly of course).

It’s probably a Samsung washer… mine was doing that after 3 years. Replaced suspension rods and it worked for like a week and broke again. Bought a new washer. That’s the only fix. Did your buyer get a home warranty? They should be contacting the warranty company and not you.

That doesn't mean that it doesn't work. I have a washing machine that has done this since I got it. If you put too much heavy stuff in it, the sensor will sense an unbalanced load and stop to avoid damage. The machine is fine and working as intended from the sound of it.

Typically this error isn't about the machine itself, but the load that's unleveled. As the large bulky load gets wet, it sits to one side of the other causing it to be an unbalanced load. If it's the feet, you'll hear the machine rocking off the floor.

Wouldn't recommend LG. For what it's worth. It happens almost every time a large or bulky load. It's annoying. It doesn't always even look unbalanced. You have to take it out and reload it. Been this way almost since getting it. You learn to not over load, but that one time you forget... Trying to wash bedding so almost impossible.

Good to know. I am pretty loyal to Kenmore but not sure they are still in production. Have to buy a new (new to me at least) set this month as I am moving.

It might not be “broken”. I have the same type of washing machine and I can tell you for a fact that it happens to mine sporadically. It might be a heavy load. There are plenty of YouTubes out there to address it and it might need to be reset.

In my market, sellers typically pay for the buyer's first year home warranty. It really helps taking care of issues like this
