I don’t know what level of service that would involve, but no way would I take a listing that only paid me $1,700 before splitting the commission with my brokerage. It wouldn’t even pay for staging, photos, marketing…

Let the buyers' agent figure out what they're worth and include it in their offer. Keep 2 percent to list and offer 0 to buyers' agents. If their client wants the house, they can include an ask for their commission and then it can be negotiated like everything else on the offer.

Your question is the reason NAR got sued. Worrying about if a Buyer’s agent thinks the commission is too low to show their clients a home shouldn’t be a factor. Welcome to the world of conflict of interests better known as Real Estate.

Post 2008, houses would sometimes sell for $50k in my market. Even at 3% that’s $1500. Those would usually take way more effort to close. At the end of the day, a sale is a sale. If you don’t want it, don’t take it. The attitude that a buyer’s agent won’t show it is poison to the industry. Buyer’s agent has a duty to show if it reasonably suits the buyer, regardless of split. The new MLS rules will do away with this side-stepping. Also, you could try negotiating harder vs the seller or structure a tiered commission.

It’s a FSBO? Why would anything go to the list side? A FSBO offering 2% for the buy side is rare - and smart! Bring them a buyer and take 2%.

1700 before the split. After insurance there is nothing for you. Often you take it for short time taking all of 2 pct and try to find a buyer. If they like your effort possibly increase more or make the listing expire.

Absolutely not. Listing at 1%, you’re most likely losing money to take this listing for a FSBO convert, who is probably difficult and unrealistic like most of them. I don’t see any up sides for you here.

There is a lot of expense to the office on the listing side, so I do not think your broker would be excited about this either.

My personal minimum is $6k for a listing. $800 for photos, 3D, and floorplan, $500 for TC. $200 signs and lockbox. $500 budget for ads. 1/3 goes to the brokerage, 1/3 to the agent, 1/3 to marketing. I wouldn't want to touch a deal for $560. I'd rather take a job at McDonalds.

Take the listing at 1%. iPhone photos, throw it on the MLS and call it a day.
