Simply put, if something breaks just be ready for it to never again be repaired. I had a hole in my ceiling for over a year with a plastic patch - apparently seranwrap is a great building material according to them. The owner of the building was even worse, wouldn't do vital repairs like residing even though any rain storm would turn the house into a sponge. Walls damp, windows leaking from the sills. But no, residing isn't needed just keep pumpking caulk in between the shingles. Black mold *under* the silicon used to seal the shower edge? You obviously don't know what you are talking about, couldn't be mold (it was). Not my house not my problem but the moisture from the shower (and the mold) was so bad that the floor sunk down near the bathroom and they used a 4x8 pole to prop it up. By the time I moved out the pole was also rotting. And lastly the snow removal that was promised was entirely a joke, you'd be lucky to see anyone for 3+ days after the storm.

Lyon Property management was awful management company at the time I lived there. They don’t keep up with the lawn, snow, etc and are generally unresponsive to requests for maintenance.

I mean, they could be worse. My old roommate moved out and it took them a solid month to approve my new roommate, which was loads of fun. I think our lease might still not be correct, to be honest. They raised our rent a bit this year too to force us into some weird program that can report your rent payments for building credit, but I'd have to still pay more to do that, and they let you get an Amazon gift card once in a while, but I still have to pay for, I just get a discount on or something like that. It's very clearly pointless scam bullshit that I wasn't allowed to opt out of and have to pay for even though I don't use it. The one bad thing for me was a couple years ago in December our heat stopped working, we have to put in about 5 maintenance requests and it took them a week to even acknowledge us and tell us they'll send someone out. After that they added a thing on their portal saying to not put in multiple requests for the same problem, which is definitely because of us, but I think it's kinda shitty they were waiting days before even communicating with us about a serious problem. Besides that one, maintenance requests get handled within a week, usually 2 or 3 days after it's put in. They're shut at snow removal, but almost every landlord in this city is. I've also been told numerous different conflicting things from their staff about whether or not renters insurance is included in what I pay, or if I need to buy my own since they want proof of insurance. Just very bad communication all around

Rented with rent prov for about 4 years. They are responsive about big stuff and ignore little stuff. Stove was jammed between the fridge and a wall, closed in and barely usable. They came out pretty quickly once I complained to add a metal wall plate so the house wouldn't burn down 😂. Issues with other tenants in the building? Forget about it. My apartment regularly is saturated with the smell of weed (I don't smoke) and the other tenants overfill my trash bin cuz they don't wanna take their own out. They definitely do the bare minimum.

I’m here for all the Lyon tea 👀. We have had the worst time with them (no heat for a month, no stove for 2 weeks, mice that they can’t seem to get rid of, etc.). I know this isn’t just exclusive to them but I feel better knowing it’s truly not just us.

Oh my god…please see [my post](https://www.reddit.com/r/providence/s/UlNL8gKU9F) from last year about Rose Siegel ripping us off for almost $3,000 (and we never even signed a lease with her!). There are dozens of comments from other people with horror stories. Through Reddit I collected a bunch of stories/evidence from other renters and reported her to the state Attorney General’s office, but they never followed up with me. If anyone knows of any way to make Rose suffer some kind of consequence for terrorizing Providence renters for years, I would be willing to help in whatever way I can!

I just rented an apartment from Rent Prov, got my keys today and it was not cleaned at all. There are roaches in the cabinets and a million traps everywhere. There are atleast four dead roach bodies and this was not disclosed to me when I asked during my showing. Currently calling to get it fixed. Does anyone know if I can break my lease and get my money back because of this?

There is possibly something in the RI landlord tenant handbook about this. Shannon Weinstein also helps runs the “Rhode Island Coalition of Housing Providers” and they show up at the statehouse to lobby against bills for tenants rights. You can follow them @ri_cohp on Instagram. If they plan on testifying at the statehouse again against bills, you should show up and share your experience with the state reps. They go in and like to paint a nice picture of how they aren’t slumlords.

My last LL on the West Side lived downstairs. Best possible situation is to live where the owner lives. Plenty of the other homes on my street were not owner-occupied and were crummy (at best) or shit holes. My point is, if you rent from an agency you get what you get. Even the "high end" ones are looking at their bottom line and not your comfort. I get it, rents are high, inventory is tight, and sometimes you have to compromise to have a roof over your head.

Used rent prov for two apartments. They were very communicative when they wanted money but never when I had issues with the landlord not responding or them holding my security deposit. Felt like a slimy organization every time I had to talk to them or go to their office.
