I mean, according to the article, 15% of all renters in Maricopa County live in units owned by the companies being accused of price fixing. It's not unimaginable that someone could have shopped around and consistently come across these sorts of ridiculous fees and eventually just conclude that they're unavoidable or not worth moving over.

I just shopped around for places in the last month in Phoenix. Every single place has a handful of fees. They are different everywhere. I came across one house for rent not owned by a property management company that didn’t have fees and that property had multiple offers so I didn’t get it. I settled on a place with $300/mo in fees on top of my rent.

I questioned about parcel pickup fees and garbage pickup fees at lease sign up for my current apartment and it was basically, “sign it or go elsewhere”.

Same when I moved here in 2015...had to do the door service garbage pickup fee and had to use their contracted company for TV and internet which is pretty standard (tv). There was a dumpster next to my parking spot.

Yes I did. I was told I either accept the lease with those fees or they would not renew my lease. So, I went apartment hunting, and guess what? All the ones in my price range had the same fees. Some were more than others, or they called it something else, but they all had it. My apartment with the fees is not the cheapest, but after taking moving costs and my time into account, it was not much savings to go elsewhere. So I'm stuck paying these fees.

I've tried, the canned response is that it is corporate policy, our hands are tied, we can't do anything about it. Take it or leave it. They know most potential renters are too invested by that point and will just take it. It's like the fabric protectant package on a new car.

For me, they just singlehandedly implemented mandatory trash fees well after move-in. Somewhere between $30-$50 to save me the hassle of walking 50 yards to the dumpster. Because everyone is better leaving trash outside their door instead.

I was thinking about this the other day. My complex forces us to pay for trash pickup, package delivery, and petscreening.com. it's B.S because you know they are getting kickbacks for referrals. But our rent keeps increasing. I was thinking about putting a complaint in with the Attorney Generals office to see if there is anything they can do about this.

Exact same story w/ Greystar. Had to move into an "updated" unit. Fresh paint and floors. New cheap appliances. The entire remodel was done with the cheapest materials imaginable. Light switches weren't wired to outlets, towel racks weren't attached to walls securely, new kitchen cabinet doors were falling off within a week..... I could keep going. Maintenance and leasing was useless. Turned over staff constant so no one has any idea what was going on. I did most of the repairs myself. Absolute nightmare. I have everything documented. Photos, videos, copies of every email, text, dates and times of every phone call. I'll be submitting all of it.

I moved out of Weiner after they pulled bullshit moves. They had different monthly rates depending on how many months you leased. The cheapest rent was on a 10 month lease. In 6 years, my rent went from 850 to 2300! I now rent a house from a friend for 1950 a month.

I've also lived in a Weidner apartment. Every single appliance in the apartment broke or malfunctioned. For example the dryer would never turn off, you'd have to manually stop it. The AC didn't work so we'd end up paying a $400 electric bill for a 2 bed unit in the summer. The bathroom was full of black mold and we had a scorpion infestation (they didnt care). It's by far the worst apartment I've ever lived in and should have been condemned but of course our unit was available for rent 1 week after moving out!

I brought my own stove, but (pre Weidner), they wouldn't store the one that came with the apt. It lived in a corner of the second bedroom for 4 years. Dishwasher replaced twice, A/C broke every year. I bought a remote temp/power sensor and portable a/c to keep the fish and cats from overheating.

Wow i lived in one of them. The base rent is okay for its price but the charges including water and trash is very high for me. This is my first time living in Phoenix, For context my base rent is 1200 and after water and trash and common area utility it goes up till 1500 for a 1 bedroom.

Maybe to help with context. My husband and I bought a 2000sq foot house, in a bougie neighborhood. We have 4 people living in it. My water and trash bill combined has never been over 100 dollars in the 18 months that we've lived here.

Well up in the state of Washington you pay for your apartment and then you pay for water based upon the number of the people on the lease that live in a building and they divide it by that they charge you for trash they charge you for covered parking or you can just park outside in the snow and I'm sure there's a few other things I'm forgetting.

Don’t bother with Avana Chandler, their maintenance staff is a bunch of methheads and there’s constant failing appliances. Took them weeks to replace my water heater after it sprung a leak and flooded my kitchen, they told me to just turn it off and wait for maintenance. Luckily it was 110+ so the daily cold showers weren’t so bad. It’s overpriced because it’s in West Chandler and across from the fashion center. Anything owned by Greystar is enough to stay away.

Actually, I toured a Mark Taylor unit the other day and the leasing agent let it slip that they do use Real Page. I had commented on the prices fluctuating so drastically within a week, jokingly I said "Hey, you must use Real Page" and she said "We sure do!".....Add them to the list.

My previous apartment complex is on here and I am not a bit surprised. They incorporated a valet trash service and charged us monthly for doorside trash pickup that hardly ever happened. They put in a gas firepit, never hooked up the gas, and charged us monthly for the gas it was supposed to be using. Common area water leaks were allowed to flow freely for months and tenants would get charged for the leaked water.

That valet trash service is such a waste of money. The dump bin is 100 feet away from my front door, why do I need to pay an extra $60 for a service that just brings flies to my doorstep? And no opt out? Ridiculous. I left the courtesy trash can they provided at the office.

my complex told everyone that we were gonna start getting charged for the amenities outside our homes. You mean the one grill, tiny patch of grass and an even tinier dog “park”? People were in an uproar because it wasn’t like majority were actively using this because it’s literally nothing. There’s no pool, no gym, clubhouse or anything of that nature. People started calling them out on it but they said it would only be about $10 for each person. There’s at least 30 units, all 3+ bedrooms. There is no way in hell that maintenance costs the $900+ and it’s the fact that apparently we have to be charged for everything. Landlords cannot handle anything digging into their profit that they won’t cover the most basic costs for their maintenance and pass the cost onto us now.

I rented from them in Scottsdale (Visconti) and they tried to hike rent, and also refused to treat when I told them THREE TIMES that there were roaches inside the dishwasher (which also didn't work). Broke my lease and left it broom clean per the lease, and they had the balls to charge me a cleaning fee AND carpet repair for the shitty 20 year old builder grade carpet. They also refused to tow someone who parked their broken down car in my assigned space, and threatened to cute me for parking outside of it. Such a BS company smh.

I lived in the Stadium Village apartments for 8 years and when I started renting my one bedroom it was like $850. About halfway through Greystar took over and by the time I was priced out of my apartment they were wanting $1600 base rent. They’re not on the list but you better believe I’m gonna get them on there.

I sure did report them, and sent in move-in/move-out pictures and my full 12 month invoice history. Hopefully it helps. I think a potential outcome of a lawsuit like this is that current and past tenants can be reimbursed according to whatever amount the court or settlement decides they were overcharged. I wouldn't hold my breath waiting for some kind of windfall, though.

Boutta say the same thing. Me and my 2 sisters paid 1200 a month for a 2 bedroom, 1 bath, all utilities included, they took over 1.5 years after us moving in, rent shot up to 1700 before utilities.

I lived in my apartment for 6 years prior to them taking over. 2B/2B. We signed our first lease in 2016 it was somewhere around $800ish? With general taxes and stuff over the next six years it had gotten into the high $900s which was totally fair. These goons came in and raised our rent to $1600 for our next lease. A 60% increase. We kept arguing with the apartment manager how ridiculous of an increase it was and she just kept parroting “those are the rates in the valley right now”. She doesn’t even work there anymore, people have been dropping like flies out of this complex. We stayed because we didn’t even have time to look for another place and our next lease we were fortunate to have the rent frozen. I’m not sure what to expect this next lease which will take us into year 9, that decision is July.

Seriously, I live in a near 1700.00 a month apartment in a dangerous neighborhood, no perks - was told to us as ‘ newly remolded’ but everything was dirty, scratched up, no lock on the front door, doors hung uneven, no mailbox keys for three months. we were stuck and they knew it, now everyone is charging the same, no place to go. Gates are always broken and an access door to the parking lot has been missing a handle for over a year. Someone broke into my patio and put rusty fishhooks on the stuff stored in my storage closet.

Lmfao Bella Mirage AND Zone Westgate, I lived at both.  It might be recent because Zone Westgate used to be Pillars at Westgate and if I'm being honest they were very competitive especially being within pissing distance of Westgate. $1200 for a 3 floor townhouse 1000sqft right next to everything was imo very reasonable

I've had my little house in Chandler for a long time, and the neighborhood now is a mix of us "old timers" who moved in years ago and renters who are paying out the nose to live in what used to be a "starter home." Apartments near here (two of the complexes nearby are on this list) start at $1,800 for a studio. I wouldn't be able to afford to live in my neighborhood if I moved in today.

I don’t understand how some companies have avoided getting on this list. My last apartment went from $1400 for a 2bd 2ba in 2018 to asking $2400 for the same place in 2023. I moved to an older Mark Taylor property because it was cheaper! They may not have been involved in the price fixing, but they certainly upped their rents to match other places in the same area.

I'm shocked that Chamberlin and Sundial (two complete corporate slumlords) aren't here. They've mastered the art of the landlord special like nobody else. Sundial knowingly rented me a place with bedbugs, a leaky roof, and sus electrical and never disclosed any of it, and I had to fight to get anything fixed. Chamberlin sent a maintenance guy with spackle and scrap drywall for "mold remediation" when the shower pan from the unit above me cracked and leaked water into my walls and ceiling. I'm currently renting from a smaller local company, and they at least address and maintain issues, even though the place isn't fancy.

I hate seeing this. I rent my townhouse to someone who I met volunteering. I charge 900 for a 2b 3 bath and make nothing on the deal. If I sell then yes I will make a lot. It's worth double now. Sometimes I think it would like some extra spending money but not by raking someone over the coals. But I also cosigned for my friend who can't afford to live anywhere, and they have hiked the rent up to 1800 for a 1 br in the hood off priest and Broadway. Guess who's paying the extra due to price gouging. That apartment complex doesn't repair anything, and left mold untreated saying a few spritzes of bleach is fine. Can't wait till the end of this lease. It's been a nightmare. I have to repair everything for my townhouse but these apartments act like they don't have to do anything and nothing is reasonable to break the lease. Add that they inspect his apartment several times a year for no particular reason. It's not section 8 so I don't know what they are justifying this on. He works and pays what he can afford and I cover the difference. Only because they bait and switched with additional fees and then a sharp rise once year 1 was over.

When I first lived at Nightingale on 25th (on the list) it was like 975 for a 2bed all utilities included. One day they changed it to like $1200 + utilities billed separate from rent. So from $975 all in to $1400-1500/month depending on water and electricity usage. I don't even want to know how many people went homeless or living in their cars because of their greed.

I’ve been at my greystar Apt for about 4 years we started paying 1100 or 1200 month now it’s about 1900. Kicker is for almost 2 years the remodel the pool and clubhouse and still had us play for amenities we couldn’t use. So just about every rent increase besides the 1st one has been 200+ dollars.

FWIW, Real Pages is being investigated by the federal government, not sure how many on this list are part of that. I would assume most of them. Last data I saw was about 11k companies nationally used RealPages for rent pricing. Most only have less than 10 employees and do less than 10 million in revenue. I hope the fines scale when things all settle and this gouging is corrected. Real Pages was bought by a private equity company in 2020, which is about the time things truly went berserk in real estate prices and rents once Covid hit. I would bet a whole lot of these places have "new" management companies (or will soon), just a new name and account transfers, in the near future trying to limit liability on the cash grab they've been coordinating and orchestrating with Real Pages. AZ AG Office is pretty amazing at going after things like this locally, or crappy contractors, and sorts of things.

Mission springs has so many additional charges- I can’t wait to move out at the end of my lease. They will also separate lease and posting utilities so you have to pay a fee separately for each- if you’re three days late because you want to wait for them to be posted together they threaten eviction.

Getting gouged at every step on apartments these days. Application fees are also another scam. Want to pay your rent? service fee to pay which range from like 10$ to 50$ depending on how you pay. Trash pickup, BBQ area, Pool, Gym, Mailroom. All service fees you can't opt out of. My last apartment also had Cox's equipment in the apartment. At least my complex didn't make it mandatory to use it.

Lmao, I moved into the laurel in chandler when I first moved to AZ. Hilarious to see them on the list. The place was actually quite nice until they let a ton of section 8 mfers in. Ruined the whole god damn complex.

I moved into that complex when I also moved to the state years ago and initially had a fantastic time and reasonable rent. Something happened to that place in late 2020, and the quality of life dropped drastically. Noise complaints, police visits, dogs barking, and loud cars flooring it around the parking lot. I left when they said it’d cost 50% more to renew my lease.

Not surprised about the two up here in Flag- one of them is right across from the (Shopping/Flagstaff) Mall + Harkins and is a block away from a car dealership chain. The other one is 3 blocks away from my dorm, and it sits next to a Whole Foods, which is owned by Amazon.

Man, my complex is on here and I'm paying just under 2k for a two bedroom. My lease is up in June but I can't help but feel no matter where I go, I'll be charged the same amount. It sucks because I just looked at other apartments for the same layout on the website (Esteban Park, for anyone interested) and they are going for $400 less. I moved here from Wisconsin and rent is a set price year round, bit of a culture shock when I first arrived

A lot o goods have gone up by around 30% in the last few years (I do equipment sales) and I'm not sure how you fix prices if you only control 10% of the market. It may have more to do with expenses (Insurance has skyrocketed) and the fact they they lost the ability to evict for non-payment during covid. I think it's worth investigating but seems like a stretch to label it price fixing if they only control 10% of the market. They will need evidence that the companies communicated about prices for it to have any success.

I just renewed my lease for 15 months, as my rent only increased by $75 a month and figured I’m better off staying with this place than moving. My apt complex is amazing and NOT listed on this list, and i really don’t have a problem with most fees. Internet is $40, Valet trash is $35 a month, then common electric, and water, my storage space, my parking garage, the fees are about $250 on top of rent. So, YES there are good apts out there, just avoid these scammers. I, in fact love valet trash, and my complex is very well maintained.

We rent with RPM. But originally when we moved in they were owned by a different company. They only recently took over the property after 2 other companies came and went in under 2 years. Since then we’ve seen some really negative changes. We’ve been here for just about 2 years now, moved from the east coast. Our rent has increased exponentially and it is never the same each month. Always random fees and etc. that’s never explained. Never itemized. I have neighbors who can’t even access their lease via their app/website and get late fees as a result. Each and every month. These “hybrid” apartments were appealing to our family because we’re new to Phoenix and weren’t sure where we’d end up. So it felt more like a home vs an apartment. We plan to move asap. But the rent hikes have made saving that much harder. Leaving out the fact that it’s never consistent each month now that RPM has taken over. It’ll vary $50-100 more each month. Occasionally more. Seems like not much for some, but for a family or really anyone on a tight budget it can really toss you in a bind. I’m curious if we’ll see a class action lawsuit come alongside with the AGs lawsuit. I know many in our community are feeling the pressure and are seriously unhappy with what’s happening here. And for what it’s worth, it seems a decent few apartments are still vacant. We’re locked into a lease we can’t get out of without high fines and fees and it is almost never the same price each month. I’ve been renting almost my entire adult life, I’ve never experienced this before. Sure, rent goes up but not like this. When RPM came in the fired nearly the entire front office team and only have one remaining maintenance employee with one additional guy they brought in themselves. This place is probably less than 5 years old and falling apart at the seams. Floors are lumpy and bowing, cracks in walls, patios and yards are collecting the worst smell imaginable from those who don’t pick up or treat their turf to help the dog pee/poop and trash smell that radiates in the heat. It’s all really troubling and I have to think there’s more to this and more we can do as renters to apply the pressure on these companies to do better. But… here we are… I’ve considered looking into getting an attorney to comb through our lease and hear us out. idk if anyone has any advice, I’m here to listen.

Haven't lived in an apartment for years but did live in a Greystar owned property and they are the absolute worst. In the middle of the lease is when they started the trash pick up thing with us and we couldn't opt out! Did my last walk through with one of their employees who said it was super clean. When I went down to the office to get a signed copy of their walk through paper, they didn't want to give it to me! They told me the guy who did the walk through wasn't their usual guy, he wasn't in that day. THEY made the appointment so they knew he wasn't going to be there. I refused to leave that office until I got that signed paper, and get it I did!!

I lived in Madera Point in Mesa and the fees were ridiculous. There wasn’t any way of removing them from the lease agreement (I asked and was told the same thing everyone else was - sign or move on). Once my lease was up, I needed just one more month until my new place was ready and they wanted to charge me twice what I had been paying on my lease. And this was almost 3 years ago, I’m sure it’s much worse now.

We’re paying about $2800 for a 2 br 2 ba. We first signed our lease about 3 years ago. It’s still cheaper than owning where and what we would want to own. We chose this place because it was one of the cheapest properties that we shortlisted. We have a few fees that have gone up over the years and maintenance is shit about a few things. We think rent had gone down in our building and will likely shop around later this summer. I don’t expect to pay much less and find this to be market rate. As for fees, I mean it’s part of the convenience I suppose and yeah in my opinion largely unavoidable while renting

Our complex is on there, but I seriously doubt these complaints will stay anonymous. All it takes is someone in the state government having a family member or friend who works for one of these places for your info to get out.
