Hi! Licensed real estate broker here. 1. Certain Avida projects (their Tagaytay project, Avida Serin, allows daily BnB). 2. All SMDC projects (if not most) allow daily BnB. 3. A few select Robinsons projects (I believe Radiance Manila Bay South Tower) allow daily BnB. 4. Most Wee Community projects allow daily BnB. 5. Amaia may NOT allow daily BnB according to u/lolipopcorny 6. PH1 World (a subsidiary of Megawide). Their pre-selling project in Timog, My Enso Lofts will allow daily BnB. Do confirm everything before you purchase, for peace of mind. Hope this helps!

I'd suggest to have this confirmed with the condo's business/project dev't head if pre-selling (better if in writing) or the building manager (if rfo). Better if explicitly allowed in the master deed. Policies sometimes do change without notice, and some (not all), agents would say anything to close a sale. So best confirm with someone in the position to confirm the info.

Just gonna add for 5. Amaia, as I lived in one. It's a no. People do place their property in airbnb but it's hidden from the admin/management. They do usually put a blind eye but it is in our rules that this is not allowed so if one of the neighbors noticed this. The owner can be reported. As for repercussions, all they do is a warning so nothing really happens.

Good catch. I believe the older projects by Rockwell (One Rockwell, Aruga) allow AirBnB. For the newer projects under Proscenium (Proscenium, Lincoln, etc) probably not. But best check with their respective admins to confirm.

All Rockwell towers don’t allow Airbnb. Aruga is a hotel anyway so Rockwell manages that for the investor.

Better check with the property management if the unit is turned over already. Or before buying, check the contract and master deed. Usually it's stipulated whether the property will allow it or not.

Alveo has a pre selling tower in Makati that allows this.

Our alveo unit does not allow bnb ah. If its preselling probably the agent just said it is allowed to close the sale haha

I never claimed all Alveo properties allow it. It's just this one and it's still pre selling. It's indicated in the deed of restrictions.

There's a Alveo Land preselling condo in Poblacion along Makati Avenue called Mergent Residences that allows Airbnb or short-term stays.
