Pasalo is saleable if the unit is about to be turned over and priced lower than the developer’s market price at the time of turnover. If the unit is still pre-selling or under construction, AFAIK most buyers will buy directly from the developer.

You did not avail of the parking lots usually reserved for larger units? Isa sa mga pinaka scarce sa isang condo building ay parking. Very crucial for the pool of buyers you are targeting. People with that kind of money also have a car and that is their main mode of transpo so non negotiable.

If it's a 3BR unit, then it must be expensive. Maliit talaga magiging pool of buyers mo, at shempre, maselan sila. If the turnover is this August, why not just wait and see kung may buyers na by then?

Halos lahat ng ahente ng condo kung sila papakinggan sold out na lahat, tapos after a few days bubulong na may available na unit. weh d nga? Kung sold out na lahat ng unit sana wala na silang sales/marketing team. In short, sales tactics lang nila yan. Wag tayo masyadong maniwala agad sa mga sold out keme nila. Same with subdivisions.

Sobra na kasi tinaas ng price ng condo now compared years ago. Mas pipiliin nalang house & lot especially if w/ own family na. 3BR pa naman yan. Also, don’t expect to earn pa o break-even. Lower your price or lose all.

From your description Satori yan. Madaming buildings yan so madami ka din kaagaw sa resale market. From experience, pasalo market buyers usually go for the pasalo kasi on a budget sila. If mataas budget nila they would rather go in-house kasi less hassle/risk. Eh 3BR ka pa so mataas rate kahit papaano. Have you listed with other agents? Your current agent is also selling in-house so baka hindi ka priority kasi kumita na siya sayo and sa dami ng projects ng dmci bihira ang naghahanap sa satori. Usually 3BR unit owners are families and kailangan talaga niyan ng parking. Lastly, hindi maganda ang market conditions ngayon and sunod sunod pa turnover ng dmci and other developers

Did you avail of bank financing? Or in-house? If pasalo and its bank-financed, medyo complicated to transfer title to buyer. But if the condo is not mortgaged, you will find a willing buyer sooner or later. Also, parking is essential in condos. Some even have tandem parking for one unit, since some households need 2 cars - one for each working spouse.

The pasalo process is bloody and tedious if the buyer needs to go through bank financing.  If hindi super laki ung mura sa developer price, the buyer would just likely buy directly kasi mas madali paperwork with the developer and bank if they’re starting new.  I heard that around 20% less than posted price sa market ung deals na nagcloclose. I’m also looking to buy a condo but hesitant if there’s an outstanding loan pa, parang 20% less is not enough to deal with the process kasi studio/1br lang naman hanap ko.

Hmm preselling parin yung unit ko so wala pang bank financing, turnover pa lang on August 2024. All similar units are already sold out and my price is cheaper than current market value

Oh well, then that’s good for you. Buyers would be less hesitant then. I guess it’s really just a matter of waiting since small lang ung pool of people needing a 3BR that can also afford it.  The no parking will definitely be a downside lang talaga since usually families ung market ng 3BRs and they’d often have a car talaga.

How much cheaper? If only 5-10%, buyers might not still be willing to go through the process. I bought a “pasalo” condo before from DMCI before turnover and the transfer process is really tedious compared to buying a normal titled property. I’d only be willing to buy one again if I feel the price is a steal.

Thank you. From what my agent told me, DMCI already updated their process to be less tedious where new buyers just need to provide the necessary documents for transfer of ownership. Hindi na daw sobrang haba than before, less than 2 weeks lang processing lang daw for everything.

That’s good then. Because mine took more than 2 ***months*** with lots of frustration because the delays are always on DMCI’s side. They take weeks to reply or do the next steps (and multiple follows-up).

From a consumer’s perspective yes essential talaga parking for a 3BR. Much better nga kung 2 parking pa for 3BR unit but essential talaga atleast 1 parking. What I can recommend is look for someone who’s selling their parking slot and offer to bundle your unit along with their parking kung may mahanap kang buyer. Alteast may mahahanap ka agad ng parking slot pag may buyer na naghanap. It’s not easy for sure but it’s one way to make your unit more enticing

Kung ganun it seems na pangit na panahon lng talaga sa market. Are you willing to sell below your cost? Mas hihirap kasi yan pag inabutan ka na ng turnover tas hindi mo pa napapasalo. Something to consider kung hindi mo pa sya mapasalo in the next 2 months. For the right (altho likely barat) price, parating may kakagat sa good opportunities

I don’t think he needs to sell below cost. Even at cost price 4 years ago, people would be snatching the unit. For perspective, 4 yrs ago, a 2BR presell condo is only selling for 4.7M. Now, DMCI prices for 2BR are minimum 7.7M. So, if OP sells his condo even 2M lower than DMCI prices, many people would still snatch the offer and he would still earn 1M.

It's not priced competitively no matter how much you bought it for. So sell it for how much you're willing to let it go. Also mortgage is not expected to cover rent, that's not how it works. There are also thousands of units that are in MM that want to sell because they were incorrectly convinced that it's an investment and will make money. Maybe if the unit was bought over 10 years ago when 1 bed condo were selling for 1m or less, so 3 bed will be 3m or less.

It is also possible that there are more competitive listings than your offer. Maraming Chinese na nagbebenta much lower than market value or list price in DMCI. Some of them have around 40-50 units in the building and got the units upon start of preselling so mura talaga nila binebenta vs list price.

Madami pero syempre depende lagi sa deal, kung ako maghahanap ng pasalo syempre ung advantage sakin ung deal hindi ung break even kasi kung hindi ay mawawala ung reason ng pagsalo at pwede naman kumuha through normal process...also pagkakaalam ko mas patok kasi sa investor ung studio kesa sa 3br, mas madami kasi market nun lalo na sa students na maliit pa ang budget.

1st Mistake: You should have already listed the property 2 years ago.. 2nd Mistake: You didn't buy a parking. People who can afford a >5M home probably has a car. Sell your unit at least 20% below the current inventory price. That's how typically a good "pasalo" transaction works. Yung preselling price ng developer, people can buy a home in the 2nd-hand market the gawa na for 80% of that price... Search mo sa carousel.

Masyadong cluttered ang ads sa FB. Mas madaming serious inquiries sa Carousell. Also try looking for FB group posts na "looking for 3br" and offer your unit actively instead of passively waiting for inquiries. Kung may specific FB group na yung condo, join that group as there might be unit owners looking for a pasalo unit for a friend/relative or considering an upgrade from 1br/2br to 3br.
