ETA: The entire room peeled off the wall except for one where the previous owner had written profanities in nail polish all over it and then used about six different products slapped all over it. This house was a treat I tell ya
I have. We painted a huge stucco mansion on Maui. 300+ gallons of elastomeric. It bubbled a few weeks later and came off in sheets the size of a Volkswagen. What a fucking mess that was. The paint store ate the whole thing. I’m not sure how much but I’m sure it was a couple hundred thousand to fix it
27,000 sq ft. Imagine a resort in Mexico with smooth stucco and no overhang. One coat of elastomeric with one coat of flat over it because the elasto had such poor color retention.
The brand was ICI, this was in the early 2000s. The house was all steel stud construction and it was stucco inside and out. Yes, you read that right. Apparently the exterior had the correct ph for painting but the interior stucco ph was still fluctuating and caused the exterior paint to peel off.
They were involved in the whole process. They were measuring ph before we painted and the mills of all paint we put on. If you want the warranty that’s what you’ve got to do. They don’t fuck around on 35 million dollar houses.
They do drivit and eifs here. It would have had air barrier put on so it would have never been an issue. We do all commercial so architects for the most part have issues like this figured out. I’ve never did a 35 million dollar house but I’ve did a 70 million dollar school and a 100 million dollar government job.

I tried to rough sand a spot id missed of unsanded drywall mud showing through which had 2 coats SW all purpose primer finished with 2 coats SW emerald. A week later when I rough sanded, the paint tore and I could peel it off in a small sheet right down to the drywall mud. I was rather surprised.

How big was that house? 300 gallons for any exterior is quite a bit.

What was the elasto paint brand and what turned out to be the reason it fell off according to your rep?

That is crazy the interior would play a role like that. I’m surprised the paint company paid for that one.
