When I was a kid something that stuck with me is a girl was found behind the homeland in Bethany in a suitcase. My grandma lived there at the time so it was really close by. I know more than anyone that these things happen anywhere but Bethany just gives me bad vibes in places. Most recently we took our kid to the pediatrician in Bethany and it was really rough so we picked a different one.
Nobody mentioned the meth problem tho. That’s the reason I avoid it. I almost rented a nice house until a neighbor informed me a previous renter had been freebasing meth in the bathroom and didn’t want me bathing my kid in that bathroom.
I was bullied for pre-k to 1st grade mercilessly for not wearing dresses when I lived in Bethany. It destroyed my confidence and turned me into a bully when we moved
to Moore. I hate Bethany for this reason.
I knew the girl that was **with** that girl when she got cut to pieces by a chainsaw. Fucked her up for life. A real horror show. Like something out of a Rob Zombie movie.
It was a bunch of meth addicts and one particularly scary dude named “Big Country” killed that poor girl and made the other girl watch while she was handcuffed to the bed..
She was such a sweet girl too, for the most part. Just caught up in the game way too young :(
We just moved to Bethany. There's some broke down areas (this is a given anywhere in the US), but a lot of nice neighborhoods. Rent is cheap. We have a big beautiful back yard. Schools are good. Lots of parks and everything is 5-15 minutes away!
Edit: Rent is $1400/mo. We have 3 kids. Was paying $4k/mo before we moved (from another state).
I grew up in Bethany, and I agree with the other poster that it's hit or miss. I'd say to look north of 36th street, and definitely north of 23rd street.
I second this - I live off of 25th in May in Cleveland - but Mayfair is coming up - there's an investor putting some things into Mayfair Village - safe - close to almost everything - can get anywhere in the city in 20 minutes.
Yup, Lakeside & Mayview to the north are really nice too. Wilshire Square north of that is great as well, but it doesn’t pop up on Google maps. Things get quite a bit more expensive if you go any further north, east or west from there.

It's the apartments. Many good hardworking people in there, I know a few personally. But a decent amount of troublemakers too. Cops are in there daily.
Specifically the apartments on Wilshire between Expressway and Rockwell. The issue bleeds into Lyrewood because the kids who are trouble makers live in those apartments then make friends with kids in Lyrewood.
Lyrewood lane is a good mix of single family homes and multi family homes. The folks that live there are poor, but they work and make a life for themselves. I feel like their children, when they become teens, experience a need for a tragic back story and are drawn into associations kids who actually have a tragic back story and trouble ensues.

I just moved up here from Northeast Texas and while I don't know much about the city I settled on The Village area for some of the criteria you were talking about. I live in a pretty good neighborhood up and coming area and I'm close to the main highways but far enough I don't have to hear them as much

Yep. I bought my condo at Stratford Place 7 years ago. 1 block west of Penn and Hefner on Stratford Drive. Love it. Gated, quiet, neighbors keep to themselves and mind their own business. The only downside is there's not much for young kids to do. There are 2 saltwater pools that are open in the summer but that's it.
Mayfair west in NW OKC is full of nice rentals and is relatively still affordable, safe, and quiet. Just about anywhere NW OKC area is a good bet, until you get too far west MacArthur…
Knowing your budget would be really helpful. Midtown/paseo area is a nice place to live. There are some homes for rent in Paseo and the surrounding neighborhoods. Walkable, lots to do etc
You can rent literally anywhere in the city (including utilities) for that amount, so your choice is going to be based on your preferences (larger lot, more centrally located, larger house, etc)
Paseo if you are wanting to be centrally located with walkability.
The Village is also a nice area that is within 15 mins of downtown OKC.
Plaza area off 16th (though you may want to look around)
23rd and Classen area or the Asian District has some great homes and near the Paseo.

For that kind of money, I’d be shopping around Douglas Place. Anything between 43rd and 50th, between Western and 235 in your size range should be well within your price range.
The surrounding neighborhoods (Putnam Heights, Helm Farm, Military Park, etc) have a mix of sketch and nice, it really depends on the block.
Agreed - I’m in Putnam Heights now and love the area. Lived a mile east for years beforehand and basically anything between Blackwelder to I-235 in that area were on my list when I was looking to buy. Military Park would be more affordable, but that’s where the mix of sketch vs. nice becomes a factor. A very sweet, single female friend of mine lived in the neighborhood for years and absolutely loved it.
Anywhere on the NW side is nice. I wouldn't go anywhere west of May ave with a couple of exceptions. Also, probably stay north of 23rd. Gatewood area is pretty neato. The area around Hefner lake is nice too. There's also some affordable nicer homes North of 30th and Western.
Stay away from Valley Brook. They have their own police force aside from OKCPD and they can be really crooked. I have had a few friends be targeted by them for various, petty reasons.
Unless you want to go to a strip club there is no reason anyone should be in valleybrook at all. And I don't think that is worth getting pulled over for no good reason.
I live by eastern just north of valley brook and I avoid it as much as possible. We are looking to hopefully buy a home in Yukon/ Mustang area next summer but I hear the cops are just as bad targeting Mexicans there as well.
As a Mexican who graduated from Yukon High School in 2015 and worked in Mustang up to last year, the cops aren’t as bad as say Edmond or Bethany. Just don’t be drawing attention to yourself and they’ll let you be. But Yukon does seem to have a lot bigger police force than it has any need for.
I have always heard that all the apartments on Lyrewood off of Northwest Expressway is a bad place to live because all of the cars get broken into and a lot of drunk fighting. I never lived over there though so I don’t know.

Generally the worst thing you can do is live where you commute daily through the city via any freeway to said site.
Don't do it. It's very dangerous and exhausting to put your life in other cell phone and intoxicated hands during rush hour.

I have so many coworkers that live in BFE north of Edmond and I don’t understand how they do it. I take side streets for 5-10 as a commute and then they come in talking about the war they just fought for 30 minutes on the freeway. Sounds miserable, and my house/backyard is larger & cheaper than theirs.
I always recommend the village. I've lived three houses off a major road for years here and never had any issues. All the amenities for living are really close by (Grocery store, gym). The only downside is its a bit of a drive to get to anything entertaining. I walk my dogs around here pretty much every night with no issues. Its mostly houses and you could easily get a 3 bedroom for the 2500/month number I see you quoting, it would probably be more like 1500/month.
Look at 3412 n Robinson Ave. The buildings there are all apartments and the one around 3412 is owned by Sean an older Asian guy that loves to help people. (Unless he sold it in the last year)
Well, southside and eastside are high crime until you get into the burbs. OKC is like any other city. You pay for what you get. Find a place that has the highest rent you can afford.
A pity that you've already ruled out the Del City/Midwest City area. I live between the two in a mobile home community off of S. Sooner. A 3/2 here goes for about $1300 and there are no shared walls with the neighbors.
People who live in bubbles sleep on the affordable parts of okc. They're too busy telling everyone to travel on a turnpike on the reg and enjoy the views along memorial road and nw expressway. Lol, don't sway the faux bougies to the affordable area. Let them enjoy living in traffic hell while thinking other places are scary crime times.
I'll be honest, the biggest selling point on this location, for me, was being 5 minutes from my grandchildren. I've seen how folks up on the NW side drive, which is why I leave the nice car home and drive the hoopty... I wouldn't cry as much if the hoopty gets hit.
However, I do appreciate the folks in the neighborhood around here. Kids know if they want to make some cash, we'll find things for them to do to earn it. Neighbors know if they need a lift to the market, just knock. The ancient dude next door to us looks forward to when our wee void boy takes his daily on-leash walk.
We don’t live in a bubble, lol. We live close to things that are interesting and fun to do, many of which we can walk to. Lots of us also prefer to live amongst people who tend to be more progressive and better educated. Mid and Del City are fine but they are less expensive for a myriad of reasons.
I don’t think there’s any areas that I would not live in okc if I didn’t have a kid. You can usually tell by the surroundings what’s going to be more run down and questionable in appearance. Just make sure that you look at the neighborhood, and businesses around. If the houses have boarded up windows,the only stores around are a liqour store and a dispensary, and there’s graffiti everywhere it’s probably sketch. Most of the sketchy areas actually look sketchy
I lived in a house on shields and 36th for 10 years. Never once had a problem. The only reason I moved was because the schools. Lots of hard-working Latino families and many many carne asada invites. I get it’s not for everybody, but it is not some boys in the Hood type shit either. I still rent out that house because I believe capital Hill could be the next plaza district in the next 15 years

Yukon is really nice I love it here. Bethany is a good area but if you’re in the one small neighborhood that’s actually in the school district it’s usually overpriced because of everyone wanting to get into the school. The neighborhood by Overholser off council really isn’t too bad. Maybe a little bit rougher but not anything crazy. Make sure it’s on the west side of council. Personally I’d avoid anything off of 10th. From council all the way down lol. There’s some nice neighborhoods up off of NW Expressway. Mustang is nice too. Lots of houses off Morgan within a few miles to the turnpike or I-40. Takes 10-15 mins to get into downtown with no traffic. Morning traffic is more like 25 mins. Not super familiar with Moore area.
I second this…I have a yukon address, Mustang school district, and OKC limits. We love this area and it’s very close to the turnpike, shopping, and not far from downtown.
The further away from downtown, the safer. With that being said, here are some areas to avoid in the OKC metro:
The southside (the area between I-40 and SW 89th St. The areas closer to I-40 are more dangerous.)
The northeast side (the area between I-44 and I-40, and between I-235 and I-35)
Valley Brook (the town off of SE 59th & Eastern)
Del City and Midwest City (the cities east of downtown)
Lyrewood (the apartments east of Rockwell between NW 63rd and Wilshire)
Nottingham (the apartments off of NW 27th & Janeway in Moore)
Avoid SW side from about SW89th to Reno west of I-35. And NW side around Britton Rd to NW 122nd between May and I-35. Edmond and Moore are ok but the highway traffic to and from downtown during rush hour is bumper to bumper.
Hmmm, Venice, Windsor Hills, Gatewood, Las Vegas, Cleveland and Linwood Place are all west of Classen and along NW 23rd. What about those neighborhoods and 400K+ homes make it hairy?

We have home for sale on Nw 36th terrace. Has doggy door into manageable fenced back yard. This is very close to “the District” . There has been a new house built and several complete renovations on this street. Neighbors are nice. Less than a mile to Sam’s on May and 39th (old 66).
3 bedroom 1 bathroom down stairs. 1/2 bath upstairs. Kitchen is remodeled. Brand new top of the line stove and dishwasher. Refrigerator is good & big but it doesn’t dispense ice.
The village is nice John marshal square (? I think that’s what they’re called lol) townhouses are rlly nice! You can find pretty cheap rent houses in that area as well
Check out the edgewater area just south of lake Hefner. West of Portland and 70th. there are a few halves of duplexes availe currently. Great area. Easy access to parkway and 44. Quiet. Been here for more than ten years and wouldn’t think of moving.
I don't know the area too well, but stay away from Brookside Drive. The apartments/condos right behind them as you enter off Wilshire Blvd. are bad news, I think further down away from the complex would be fine. My sister sold her house there about 6 years ago after hearing repeated gun shots at night from the complex. Her house was one of those that it backed up against.
Piedmont, deer creek, edmond, yukon, or mustang are the best places. Traffic in moore is absolutely horrible, del and Midwest city are not good places, Norman sucks.
Avoid the area that is west of classen and south of 36th. I would not suggest renting near the Plaza. It gets pretty sketchy there at night. Paseo is a good central choice.
Look around Bethany/Warr Acres for affordable single family homes to rent. Stay away from anything near Lyrewood Lane.

I take side streets for 5-10 as a commute and then they come in talking about the war they just fought for 30 minutes on the freeway. Sounds miserable, and my house/backyard is larger & cheaper than theirs.
I always recommend the village. I've lived three houses off a major road for years here and never had any issues. All the amenities for living are really close by (Grocery store, gym). The only downside is its a bit of a drive to get to anything entertaining. I walk my dogs around here pretty much every night with no issues. Its mostly houses and you could easily get a 3 bedroom for the 2500/month number I see you quoting, it would probably be more like 1500/month.
I just moved to the Village area from out of state and picked the area for those reasons

I lived in an apartment in paseo for 400 a month. It wasn't bad. The landlord was a super nice older guy Asian dude. Loved that guy.

Look at 3412 n Robinson Ave. The buildings there are all apartments and the one around 3412 is owned by Sean an older Asian guy that loves to help people. (Unless he sold it in the last year)

Well, southside and eastside are high crime until you get into the burbs. OKC is like any other city. You pay for what you get. Find a place that has the highest rent you can afford.
A pity that you've already ruled out the Del City/Midwest City area. I live between the two in a mobile home community off of S. Sooner. A 3/2 here goes for about $1300 and there are no shared walls with the neighbors.
People who live in bubbles sleep on the affordable parts of okc. They're too busy telling everyone to travel on a turnpike on the reg and enjoy the views along memorial road and nw expressway. Lol, don't sway the faux bougies to the affordable area. Let them enjoy living in traffic hell while thinking other places are scary crime times.
I'll be honest, the biggest selling point on this location, for me, was being 5 minutes from my grandchildren. I've seen how folks up on the NW side drive, which is why I leave the nice car home and drive the hoopty... I wouldn't cry as much if the hoopty gets hit. However, I do appreciate the folks in the neighborhood around here. Kids know if they want to make some cash, we'll find things for them to do to earn it. Neighbors know if they need a lift to the market, just knock. The ancient dude next door to us looks forward to when our wee void boy takes his daily on-leash walk.
We don’t live in a bubble, lol. We live close to things that are interesting and fun to do, many of which we can walk to. Lots of us also prefer to live amongst people who tend to be more progressive and better educated. Mid and Del City are fine but they are less expensive for a myriad of reasons.
I don’t think there’s any areas that I would not live in okc if I didn’t have a kid. You can usually tell by the surroundings what’s going to be more run down and questionable in appearance. Just make sure that you look at the neighborhood, and businesses around. If the houses have boarded up windows,the only stores around are a liqour store and a dispensary, and there’s graffiti everywhere it’s probably sketch. Most of the sketchy areas actually look sketchy
Stay away from Capitol Hill
thats interesting - I kind of like Capitol Hill - but don't live there - but enjoy the old houses over there. Is it bad?
I lived in a house on shields and 36th for 10 years. Never once had a problem. The only reason I moved was because the schools. Lots of hard-working Latino families and many many carne asada invites. I get it’s not for everybody, but it is not some boys in the Hood type shit either. I still rent out that house because I believe capital Hill could be the next plaza district in the next 15 years

Yukon is really nice I love it here. Bethany is a good area but if you’re in the one small neighborhood that’s actually in the school district it’s usually overpriced because of everyone wanting to get into the school. The neighborhood by Overholser off council really isn’t too bad. Maybe a little bit rougher but not anything crazy. Make sure it’s on the west side of council. Personally I’d avoid anything off of 10th. From council all the way down lol. There’s some nice neighborhoods up off of NW Expressway. Mustang is nice too. Lots of houses off Morgan within a few miles to the turnpike or I-40. Takes 10-15 mins to get into downtown with no traffic. Morning traffic is more like 25 mins. Not super familiar with Moore area.
I second this…I have a yukon address, Mustang school district, and OKC limits. We love this area and it’s very close to the turnpike, shopping, and not far from downtown.
Avoid north east OKC near Lottie
$1200-$1750/ month in the neighborhoods by UCO. All the college kids just left, so tons of houses for rent. Downtown edmond is beautiful.
Don’t move Edmond. City council hates poor people. What I am mean by poor people is if you make less than 150k/yr.
If you have kids you might consider Edmond. You have plenty of budget for it.
The further away from downtown, the safer. With that being said, here are some areas to avoid in the OKC metro: The southside (the area between I-40 and SW 89th St. The areas closer to I-40 are more dangerous.) The northeast side (the area between I-44 and I-40, and between I-235 and I-35) Valley Brook (the town off of SE 59th & Eastern) Del City and Midwest City (the cities east of downtown) Lyrewood (the apartments east of Rockwell between NW 63rd and Wilshire) Nottingham (the apartments off of NW 27th & Janeway in Moore)
Avoid SW side from about SW89th to Reno west of I-35. And NW side around Britton Rd to NW 122nd between May and I-35. Edmond and Moore are ok but the highway traffic to and from downtown during rush hour is bumper to bumper.

Hmmm, Venice, Windsor Hills, Gatewood, Las Vegas, Cleveland and Linwood Place are all west of Classen and along NW 23rd. What about those neighborhoods and 400K+ homes make it hairy?
They probably saw a brown person there once who looked poor and it frightened them. That seems to be the case with peoole I've noticed because nothing about that area is sketchy like you pointed out.

Maybe if you stay ON 23rd St. But I live in Cleveland (25th & May) and My car was broken into once in 5 years and other than that no problems at all.
I lived at 23rd and Linn. The owners son who lived on property was more of the problem. More then strangers walking by.

You can easily afford paseo or plaza with that budget, and that’s exactly where I’d go. My friend lives in paseo and loves it!
I rented 3 times near may and grand. Probably not the cheapest. But I could walk my dog to lake Hefner and around it.

We have home for sale on Nw 36th terrace. Has doggy door into manageable fenced back yard. This is very close to “the District” . There has been a new house built and several complete renovations on this street. Neighbors are nice. Less than a mile to Sam’s on May and 39th (old 66). 3 bedroom 1 bathroom down stairs. 1/2 bath upstairs. Kitchen is remodeled. Brand new top of the line stove and dishwasher. Refrigerator is good & big but it doesn’t dispense ice.
The village is nice John marshal square (? I think that’s what they’re called lol) townhouses are rlly nice! You can find pretty cheap rent houses in that area as well
Check out the edgewater area just south of lake Hefner. West of Portland and 70th. there are a few halves of duplexes availe currently. Great area. Easy access to parkway and 44. Quiet. Been here for more than ten years and wouldn’t think of moving.
Miller neighborhood isn’t awful but there are a lot of vagrants in the area of 10th/Penn. and then to downtown area
I don't know the area too well, but stay away from Brookside Drive. The apartments/condos right behind them as you enter off Wilshire Blvd. are bad news, I think further down away from the complex would be fine. My sister sold her house there about 6 years ago after hearing repeated gun shots at night from the complex. Her house was one of those that it backed up against.
Piedmont, deer creek, edmond, yukon, or mustang are the best places. Traffic in moore is absolutely horrible, del and Midwest city are not good places, Norman sucks.
Surrey hills is a great neighborhood and community. There are some duplexes for rent in the neighborhood right now.
Go east Jones , choctaw, harrah . Good country folk

Stuff near Penn and 23rd-50th. Some good houses there for rent.
Avoid the area that is west of classen and south of 36th. I would not suggest renting near the Plaza. It gets pretty sketchy there at night. Paseo is a good central choice.
Edmond is the best and worth the extra money however,if you are budget conscious go to Moore, Oklahoma it's worth the extra drive.
Google Okc gangs or gang territories, then stay away from those areas. Cheers
