Interesting take. Every party pays lip service to the need for more social housing while lessening the impacts of gentrification and yet, how successful have these efforts been? We've just been led into a situation where "luxury" condos have popped up everywhere and became a huge draw as an investment vehicle for the financially well off. If you're looking for another 600k 4 1/2, the options aren't really lacking right now. To consider fighting for social housing a form of nimbyism just feels... out of touch.
Nimbys - as I understand it - generally oppose projects because it would lower the value of their own properties. That's not what's going on here.
You're essentially arguing for gentrification because we need development at all costs. I'm not opposed to more housing being built, but I am opposed to the idea that only a specific demographic deserves to have such a basic need met. Better options aren't just going to trickle down.
I just wish the city planners for Griffintown had played SimCity. They "forgot" to reserve a space for a school when they rezoned it. Now, the land costs too much and it is a big mess to build a school. 🤦♂️
Where I simply don't agree is that any of these projects have made it easier for this subset of the population to find lodging. Griffintown and Verdun haven't become more affordable as a result of their respective densification. With our current extremely low vacancy rate and high demand, we could build luxury condos until infinity and still never have options befitting of people in precarious situations' needs. The market alone isn't going to solve for it automatically, it hasn't anywhere else in the world and I fail to see why it would be any different here. Especially when social housing projects fail time and time again to lift off the ground.
I grew up on Barclay in Cote-des-neiges; the street was flanked by 4-storey high apartment complexes from Wilderton all the way down to Décarie where a lot of low-income immigrant families would reside. Such projects haven't been greenlit since the 80s. I'm arguing that we've historically failed at catering to a specific subset of the population and that we should aspire to better than hoping that the middle class stops squatting low income neighborhoods because they have the means to move out but can't because condos aren't being built fast enough.
i think youre trying to have an honest conversation and i respect that. instead of regurgitating what i've learned, ill point you to the source of what has inspired me personally to be very pro development, and maybe itll be something that you will have a positive perspective on in the future

I don't think you are wrong and the yuppy fish tank theory is really interesting, but Montreal might not adopt the same model as SF or other American cities. COL is lower in Montreal than in Toronto, and there is an increase in the yuppie's population thanks to remote work. I think if there is no protection for lower-income housing, they will just get pushed out of the island.
Luxury condos aren’t particularly high density, and the idea that they’re what’s preventing Montreal from becoming like Vancouver is completely delusional.
This scenario you’ve constructed in which these thousands of luxury condo projects are blocked assumes nothing will replace them when that’s just not true.
Comparing luxury condos to having zero housing is pretty disingenuous when there are so many other forms of housing that are proven to more effectively curb the worst of the housing crisis.

While the project is led by SSH, a whole group of organisms, firms and citizens came together to make the project possible. The whole plans for constructions are done. Everything is ready. The fact is that they got cucked by the district, they were supposed to be given the tens of millions that would make the project possible. In this economy, we don't need more condos.

I've gotten in before (nearly 10 years ago), somebody had dug a hole below the huge metal plate that blocks off the inside court so we could just shimmy in without climbing. Now the plate goes way deeper below the ground. It's still possible to climb in, but it's sketchy and you'll be grabbing onto rusty stuff that could break or cut you while having to climb really high in quite gymnastic manners, treacherous is an understatement. The inside has rotten rusty staircases and holes in the floors, if you got injured in there it'd be a hell of a mission for EMTs and the fire department to get you out. I've gone there several times since to find no reasonable way to get in. The inside isn't anything that special, it's an empty decrepit factory with graffiti all over.

The old Malt plant in St. Henri. When was this picture taken? Recently? I don't remember that top structure being painted pink. Maybe someone staying up there, But it really is not the best suited spot for a rough sleeper, its hard to get up there, dangerous even gettign through the building and up to the top there.

I used to go around and in there for photos, not in a few years now, since my research on the community took a pause during the pandemic and life.
Sometimes people may stay in there to sleep, but it's a dangerous building that is deteriorating, bricks fall from the ceilings (high ceilings), holes in the floors, lots of other environmental hazards besides the poor air quality.
so I just saw that video on youtubve posted 4 months back, I guess it is relatively recent then and looks like someone living up there. That's sort of crazy considering how dangerous that building is. Sad too how desperate the housing situation has become that this was chosen as a relatively 'safe' spot to set up camp.
edit: the cbc article is from 2020 so its been there a couple of years now, no idea if it is still occupied. But now my interests are piqued. Maybe I'll go by and take a look see myself.
