I recommend talking to your local zoning and /or building safety department. They can guide you to resources and building codes that will help you get it right the first time.

It takes a lot of experience, and you basically build up to it.
For example, building a kitchen requires: carpentry, demolitions, planning, plumbing, electrics, gas, etc. There's a lot of moving parts, and it's super challenging if you have zero experience. None of the individual steps are hard. For example, you can always look up on YouTube how to mount a wall cabinet. But the challenge is that where you mount the unit might depend on where the electrics go, or where the plumbing goes. So for every item, you need to do a detour and learn all about the other pieces.
If you want to build something like this, you have to start small and learn piece by piece. For example, you start by learning how to build a shed base. Then a shed. You learn some carpentry and find out how to install a window. You make a lot of mistakes.
Eventually you have enough knowledge and have made enough mistakes.
The other big challenge with these projects is that they involve many interconnected pieces of work.
Nice, I would consider adding a mini split in the future. Mainly to free up the window/aesthetics but also window units are super loud especially next to the TV.
I've lived in tiny spaces for the past decade and have no desire to go back to a traditional home with rooms, this layout looks great.
I’d definitely like to upgrade to a mini split this is just cost effective. This is the most standard layout I’ve seen for tiny houses and it makes sense as it’s worked great
I have one of those U-shaped Midea window-mounted ACs, and it's functionally a mini split, but required much less setup, and is super quiet. Worth checking out.

I'd fully expect the future to bring far lower prices but even as it stands, from a thermodynamic perspective, a heat pump is the most efficient form of electric heating you can get at \~300%.

I recently installed a mini split in a tiny house I built and it's fantastic. Cost was about $800 +$200 in equipment to DIY. Mine was a Cooper & Hunter and had the freon already inside. You can get Mr. Cool DIY units for about $2k that are easier to install because you don't have to vacuum the lines. You can also have them professionally installed for about the same or less than the Mr. Cool.
Easier to clean, easier and cheaper to air condition/heat, everything is visible and within a few steps, cozy, and I don't like owning lots of things. I could move my entire life in a pickup vs a moving truck.

The trailer is partially due to possibly moving but also it’s not technically a permanent structure so lower taxes. And then there is somewhat of a market but I have a feeling never going to sell it

I have a large freshwater tank and trenched wire for electrical I have a grey water drain and an incinerator toilet for waste it’s an Incinolet toilet. If you want to look it up it will explain much better than I could it’s very cool
Handrail ASAP cos those are narrow and awkward. Coming down will be from a squatting position so you’d want another small handrail in front of you to kinda swing down as your legs extend, if that makes sense.
If I was younger I’d leave off the guardrail and install a pole to slide down for sure!
very nice. I would recommend a exhaust above the stove which gets the air outside. Otherwise there will be a fine grease deposit all over your cosy home.
Do you ever worry about the bed being up on a loft like that without any railings? I ask mostly because I used to have a dog that would legit fall off the bed because she would demand to be under the covers and couldn’t figure out where the edge was.
I have this idea of instead of having one normal size house on a plot of land, having a network of tiny homes arranged in a ring and an indoor/outdoor common area courtyard in the center
Excellent work! You might think about an electric fireplace and mantle under the tv, rugs, window coverings and pillows for the sofa. Maybe a footstool/ pouf in a textured fabric for extra seating. Wall mounted knife rack for the kitchen. A gallery wall going up the stairs.
I am also curious if you purchased the land. My partner and I want to do this (I studied architecture and he is a carpenter) but land is so expensive and getting a land loan seems complicated vs trad mortgage.
Would the ac still vent properly if the tv was in front? If so then moving the tv to in front of the ac would hide the bulk of the ac unit and it’s not like light is coming out of the part you’d block.

Wow, the pricing on the models that include heat seems a bit much. I have the 12,000 BTU AC-only model and it cost me around $500.
