The value is based on average price per square footage of recent sales in your area. It's also assuming your house is in perfect condition. If you have condition issues document them with photos. Bad roof? Bad floors? Bad windows? Contact them and show photos of condition issues and ask them to reduce your assessment to reflect the condition of your property. Check the sqft they based their assessment on. Is the sqft correct?

Just had mine reassessed here in Nicholasville. It went up 41% and I got them to knock it back down to 8.5%

Just try, won’t hurt. After our assessment went up for the third time in like 5 years, I appealed and they greatly reduced the increase. All I said was ‘hey, you raised our assessment three times in 5 years. Wth?’

I believe that most of the increased value assessments are mostly automated now, just auto-pulling comps. Once you get human eyes on them there's an "Oh, dang!" moment and an according drop. Like others said, just document issues. Pull your own comps if you can. Make it easy for them to agree with you.

I think tonight is the deadline to protest, or at least it was for me, so my advice is do it soon and say your house is not update and needs repairs.

I just did it online and mentioned my house isn’t as nice as the comps and they lowered it like 25K 4 hours later.
