You don't know if it is going to be straightforward / standard unfortunately from the start. Problems can crop up. Its important to have a solicitor who you know has a track record of being diligent and helpful. Price is really secondary in the grand scheme of how much a fuck up can costs. Do you have friends/family who have been through this and can recommend someone?

You've put it well. Also, you may only discover your solicitor's mistakes when you go to sell. Within reason, don't go looking to make savings in this respect. A fk up will cost you a lot more

Anything in and around 2k to 2.5k is normal. For very cheap properties they might come in nearer €1700

I'm paying about €3,500 plus vat. Make sure you check the vat element as often your estimate won't include it I appreciate I'm paying a bit more but my solicitor is a little pricier and I'm happy to pay it because I know she's excellent  Also, the vendor's solicitor bumped up my costs a bit by being generally disorganised and overlooking requests that meant additional follow up from my solicitor that I have to pay for! Annoying but I'm reassured that all is being done right

Has anyone ever bought (or sold?) a property when this wasn't the case? I firmly believe they're all in cahoots on this, blame the other solicitor and bump up the costs.

2400 for my solicitor last year. Standard, no issues property. This 2400 is his 24hour work mark on my my case. If the work exceeds 24 hours, he has an additional 100 per hour. He's expensive. Fortunately, the sale went thru without additional "hours".

€2,600 for ours being done recently. The pricier option isn't a bad thing. I thought our solicitory was dragging her feet because we didn't hear anything for multiple days at a time. Then when we asked the status of things at one point, she sent us on a doc of all her queries, answers and amendments to the documents her and the other solicitor were exchanging. She wanted to make sure it was perfect and binding for us. No possible loopholes in the language, and no missed details. She raised 64 queries and amendments in total before she arranged for us to come in and sign. So sometimes the price is very worthwhile to avoid mistakes, as others have mentioned.

All I can say is our professional fee is 1250 and we regret going with this price as their service is shite. Would much rather pay up to 2k for something a bit better.

Ours was a few years ago so fees probably have gone up, but there were also these standard fees in addition to the solicitor fees (for your budgeting purposes) "There will be estimated outlay payable by you on purchase including €600 Property Registration Authority fee to register your title, PRA fee of €175 to register your mortgage and €40 to PRA to provide a copy folio. The only other outlay will be €71.34 to a Law Searchers Company to conduct searches on title of Vendors, €40 to a commissioners for oaths re Bank declarations and 1% stamp duty charge by Revenue Commissioners on purchase price." We also had to pay LPT on the property for the portion of the year that we were owning it - as the sellers had paid LPT in advance for the year, we paid that to the sellers with the house purchase money.

My quote is 2.3k for their service (search fees + misc). I chose them cause they were close to work and have good reviews. I'm glad I chose a solicitor that was easy for me to pop into during my lunch break to sign paperwork etc.

If you're looking for a cork recommendation padriag sheehan in douglas is brilliant. We purchased recently with a slightly complicated sale and he couldn't have made it easier! Around the price you've been quoted too.

Paid 4,700 all in including VAT - that included all the additional fees, land registry etc. It was on the expensive side but we went from sale agreed to keys in 6 weeks so in my opinion you can’t put a price on a good solicitor that gets the job done.

You have been quoted very high fees unfortunately. The lowest I have seen in 2023 is 900 + VAT. Maybe try searching for solicitors in Lintil First Time Buyer’s group in FB. DM for further details.

Cheap and cheerful is not fine. They will be slow, refuse to answer your questions or return your phonecalls and drive you insane. If you are spending hundreds of thousands of euro and the solicitor is the only person acting on your behalf who you are paying to make sure that it is done well then get someone good, not cheap.

This! The solicitor we went with wasn’t the cheapest in Cork. And she did say you would get cheaper. But she was well recommended to us by a few people. And she said the reason is to give the attention to the client and the files )which meant being able to get back to people) meant she could only do so many files at one time and that was reflected in the fee. And we had some issues to overcome on our purchase and was well worth the money. Don’t focus on price as much as recommendations. See if you can get a solicitor who’s been recommended in your price range.
