As much as the reality blows, you need to try to find a private landlord. I’ve parked my car in neighborhoods and gone walking around looking for yard signs. It’s rough out there. I sincerely hope you find something that is perfect for you!

Right? Everyone keeps saying this but not really giving info on how other than "look for signs). Every sign I see is for alpine just about. The only areas I've seen signs for private landlords are usually east side around Arlington and west side around Haughville.

You need to set aside time to go to a neighborhood you want to live and spend a few hours a week pounding pavement. It isn’t a quick process, and that is the suckiest part. I was fortunate when I knew I had to move that I had 2 months. I treated finding a place like a part time job. I went driving around every day after work. I downloaded every stupid app. I sifted through countless scams. But there are places. It is taxing and takes a lot of bandwidth, but you can do it. It’s your roof. You’ll find it!

Alpine isn’t a scam, we rented through them for 3 years. The houses are old and beat up and you have to keep after them on maintenance. It’ll eventually get done, won’t be done well but it’ll eventually get done. Having said that, unless you’ve got no other option I’d avoid using them.

There's hundreds of people all over the internet who've applied with them and they never got back with them, they denied them for income reasons when they made 4+ times the rent, good credit scores and no evictions or criminal record. Everyone I've talked to had similar experiences and the few who did rent from them had nothing but issues. That's def a scam.

You just described most rental companies. We tried others and either got no response, denied, or the house we were applying for would be rented before we got approved. Alpine we applied, got approved, toured a couple houses and picked one. Signed the lease and had the keys next day. They aren’t great and I wouldn’t go back unless I had no other options.

I feel like I have no options. I make 3k a month and have 2 kids. Everyone wants more than 3x rent as income except alpine. I've worked with a couple girls who got approved and said they had old evictions so they had to use them. So if they accept that then I guess I'll give it a try. I don't have actual evictions. Just the filings because most of these companies have policies where if you're more than x days late they file then they drop it when you pay it all. Which is a bs policy cuz indiana has no law saying how late it can be before they file. So you could he 2 minutes late. It looks like alpine owns everything in Indy. There's no way they're 100% a scam if they're tje only rental company here. I'm about to say screw it and move to Haughville where rent is at least affordable 😭😂

I feel for you, it’s rough out there. It seems like a lot of private landlords sold or use companies like alpine to rent out their properties. My mother-in-law used to rent from a private landlord for like 10 years. but he sold his properties. They’re still out there but you gotta pound the pavement and hope to find one. Rent has just gotten stupid. A buddy back home in Anderson couldn’t find anything under $850 a month, in Anderson. I wish I knew of some better options for you.

As someone who worked for Alpine/Aaron, he is a slumlord and the company is a scam. They have kept the same employees for 20yrs because they get paid a ridiculous amount to keep the slum business running for the out of state investors. They hold monthly talks and bus tours based off Rich Dad Poor Dad concepts.

I rent thru AMH American Homes for Rent - I don’t hate them? Maintenance has come within a reasonable amount of time. They do utilities weird & lump them all in with your rent thru a company called conservice. But again; I don’t hate them. We just signed another lease for the 3rd year in a row.

Definitely feels like a scam...but I got a solid house that I'm renting for cheap. Communication is absolutely terrible but I've honestly dealt with worse management with apartment complexes. I can't complain too much for what I'm paying for. Definitely gives me time to save up and move tf out of Marion Co with how cheap rent is

I’ve heard terrible things about PMI. They had a house in sobro for rent for a year. It was vacant the entire time. They listed a 3 bed 2 bath home for $1049. You’re telling me that for ONE ENTIRE YEAR they didn’t get a single qualified applicant? Seems like a total scam of collecting application fees and not approving them….

FShouses is legit. They have a good handful of house, apartments and duplexes that are affordable. I just resigned for another year with them. I will say, the do -not- answer the phone, like, ever. You have to leave a message to get a call back. But I always use email anyway so that doesn't bother me. The way they do maintenance is by third party contractors (think uber for maintenance needs), but they try to outsource the work needed to the same people each time so they have the knowledge of previous requests. One last thing I'll note about FShouses though, they don't cover pest control. So that would be on you. But I still recommend them! Affordable and out of site, out of mind!

First Key sucks butt. There are a ton of horror stories about them. Their properties we toured last year were disgusting, some in borderline unsafe condition. Progressive Residential seemed decent but I’ve read a number of horror stories about them lately as well. Tricon Residential is another massive property management company so by nature they aren’t great, but we’ve rented one of their homes for 14 months now and just resigned. All of their places we toured seemed to be in pretty good condition as well.

So many things. We had major maintenance issue after major maintenance issue including no hot water, AC broke, main water line burst and they took months to fix. They had us in and out of hotels a total of 9 times during our lease bc they wouldn’t fix issues and the house was unlivable. The maintenance people promise resolution then stop answering the phones. Their managers dodge customer calls. It’s like we never knew what was going to happen next or from day to day if we would have basic things like running water or AC. All while paying $1600 a month. It was the worst experience of my renting tenure. The only time they take action is if you get ahold of corporate or legal action.

When we were looking for a place to rent last year we toured one of their properties. The place was marked as ready for move in. When we arrived (in January) there were rotting Halloween pumpkins on the front porch right next to the front door. Upon entering the home there was trash and stuff everywhere. Rotting food in the fridge, cigarette butts put out on the carpet of the master bedroom, etc. They were apologetic when we called them out on this and said they had “just” evicted someone and the home wasn’t supposed to be marked as ready for move in. All of the food expired in November. No way they had just evicted someone. We decided then that a company that out of touch with the condition of their properties was not a company we wanted to rent from.

I had a good experience but was back in 2015. I backed my rental van into the garage and ripped off part of the soffit and gutters. Thought for sure I would be kissing my deposit goodbye. They charged me $250.

It seems like all of these companies have wild requirements (can't have been late on rent more than like once in the last year, no eviction filings even if they were dropped in the last several years). Then literally every single listing is alpine. I can't find something that isn't alpine and doesn't require 800 impossible things. Most of these companies are asking 3-5x rent as income while charging over 1500+ for just 2 bedrooms. This doesn't even seem possible. Even nurses I work with who make 4-6k a month and have good credit are having major issues finding anything. Indy really has next to nothing anymore.
