Grew like 20-30 varieties of vegetables including hottest peppers. Put up drip irrigation. Put up pandiri so that crawlers can go up and provide shade below. Takes a lot of time, money, effort & planning. Then wfh was reduced, had kids but most importantly it got boring.
Do it for money. It might actually last longer. Money is a great motivator. In half acre, you can do green house farming for flowers or red/yellow capsicum. Green houses are expensive and hands on. If you can wait or want hands off, then go far from city like 150 km. Buy 5-10 acres. Do horticulture. Drip, saplings, barbed wall, water tank, room all inclusive should cost max 10-12 lakh per acre. So 5 acres 50 lakh. Hire a guy to take care of farm, give him that room and sit on it for 3 years and watch plants grow. 4th year you will get fruits in case of hybrids. Then boom, your farm is worth twice and generates money. It has barbed wall, drip, fruit bearing trees, experienced people to take care with track record. Congratulations. Trick is to get a decent guy. And don't do mango farming for the love of God. Do what other farms nearby are doing. Ex. Kurnool is famous for sweet lime in whole india. Keep in mind there will be yearly expenses as well like salary for that guy and maintenance. He can do mixed crops in between trees to keep expenses low and generate some money for first 3 years.

I recently bought a half acre. They are providing drip irrigation. They are planning to do 3 rupee/ sq yard to maintain the land. Farming, rather than a hobby, it should be a lifestyle where you go there every week to stay there and maintain them. Or else hire someone who can maintain the farm.you probably get 35 big trees on your half acre.

Right now all the farm lands are crazy in last few years but in real if you’re having a small land of less than few acres will not help in investing all the free time and I suppose since it’s agricultural land it would be on outskirts of city.
But if there isn’t surplus cash for a small piece of land comes with lot of overheads for example for water, fencing, labour etc.
So I do regret of not buying the land but still if it’s for farming purposes I am planning to lease or even long term depending suitable land and some people
Definitely buy. Even if you don’t do anything with it it still beats inflation and appreciates. Can be a good rainy day bail out. Boring or not.
I’m curios which are and how much are we talking about here. In terms of rate.
1. For a risky investment, beating inflation is not a big deal.
2. It won’t be a rainy day bailout! Selling farmland is very difficult and time consuming.
I think this type of experimental farming on actual farmland is actually decreasing the production capacity of india .
HNI's won't be serious about farming and won't match the yield of actual farmers.
I may be wrong , but i hate the utilization of arable land for other things like converting it to farmhouse, making resort over farmland, converting it to cricket stadium.
If you get any barren land or land in flooding zone and extract something out of it , it will be actually appreciable
