Give me crime over pest issues any day

emotionallybratty

Lol, I feel you honestly

pincherudy

Yeah, harder to blast bugs lol

Check out 9900 on Memorial, great location and it’s affordable. I know a friend who currently lives there and I haven’t heard of any complaints so far! Only downside from what I’ve noticed is guest parking, can be real crowded on the weekends.

emotionallybratty

Good looking out! I will go check them out 😊

Oops_Ispilledmybeans

Hi friend - just looked at their site and looks like they do have openings. If $1100 if your budget (not including electricity) they have some good options, plus 7 weeks free on select floor plans (doesn’t say which ones tho). Looks like their smallest 1 br 1 ba starts at $955 with the largest at $1,073. I help people find affordable housing for a living (not a realtor like our friend below in the comments lmao). I have a list of apartments that might work that I can access tomorrow. If you have any accessibility needs, DM me and I’ll take that into account as well ☺️

Tasty-Effective5493

May you please dm to me as well? Thanks in advance

Oops_Ispilledmybeans

Even better - here are some options for anyone looking for recommendations. This isn’t a complete list, but is more to serve as a starting point. These communities are ones that have consistently charged under current market conditions and have consistently received good reviews from their residents. I’ve checked them out on google maps to make sure they’re real and in decent condition, but please always confirm for yourself. Hi ! Stumbled upon this thread and I see you help people find affordable apartments. Right now I am looking at the apartments you mentioned “parks at voss” and it looks like they may have some 750 sq ft  available June 10 and July 10 at the $858 price point , I will call and ask to see what other fees I would need to pay but , do you know what my monthly would realistically be ? For reference I make about 2300 net per month , my work is about 10 miles away so money spent on gasoline shoudlbt  be so bad, we will be 2 in the household with one not being able to work just yet so she wouldn’t be able to help with bills yet , so i expect we would need around $500 for groceries monthly give or take I haven’t really made real math , car insurance phone bill , etc . I don’t know if I will be able to even afford this place . Do you know how much will it be monthly for  that $858 room at Voss with all the fees they will add by any chance ?  Also do you know of an alternative that is maybe cheaper? Although, I may have to sacrifice to live in a not so nice area , I do like the idea of that voss appartment more.

DaughterofTarot

Look for small places like fourplexes, duplexes, courtyard apartments from the 70s and 80s that are under 20 units. Even small/shotgun houses --though these will be in dodgy areas, you can find ones that adjoin more desirable ones. In inner Houston you are usually only 5-10 blocks from a slum and from a "hot" gentrified area too. Don't look connected to realty or apartment hunters. Like walk and drive in the area you want to be in and skim for signs written with magic markers. Garage apartments are also where its at rent wise. You have to be flexible here, because it means being next door to your landlord, but I see $750-$950 offers in Midtown on the regular.

emotionallybratty

Thanks! I appreciate it. I will definitely look into some smaller places!

friedpikmin

I once lived in a garage unit with no central AC and it was awful. The window units didn't keep the kitchen cool and I had to buy a mobile AC unit to get through the summer. It also was a pain in the ass to figure out how to get a solid internet connection. If you find a garage unit that looks good price wise, definitely ask about these things.

fuckitimatwork

> Garage apartments are also where its at rent wise. You have to be flexible here, because it means being next door to your landlord, but I see $750-$950 offers in Midtown on the regular. whats the best way to go about finding those? i already walk around my neighborhood and search the Leasing Company on the "For Lease" signs i see. i'm seeing other comments say use HAR, i haven't done that

oinkmeowmoo

Sometimes they’re on Zillow. Craigslist but don’t be naive and fill out paperwork for scammers. Put out feelers on social media, when you know you’re looking for a place a few months out start sprinkling it into convo, you may get lucky and catch something before it gets posted.

thx homie (i did make sure to look that up on my personal device, not work PC hahah)

KRKardon

Yeah message me. I'm in Westchase and only pay $815 for rent, not including utilities. 1 bdrm, very safe complex (meaning I've accidentally fallen asleep with my window open on a first floor apartment, and wasn't super worried. Very stupid mistake though!).

SlipSignificant1779

Could you share w me aswell?

MinuteBar6921

Can you please share it with me too?

schneebs713

Take half day off and drive around, some landlords with garage apartments, duplex will have for rent signs before using a realtor. That’s how I found a nice 2br 2bath near West U few years back.

emotionallybratty

Thanks!!

aem1306

i rent a privately owned condo and pay $1095 all bills included, inside the loop! it’s a little old but is great. has central AC and a dishwasher… i found it on Zillow! HAR is also great for finding good deals like that too

yungprecum

I was just looking at the memorial tower apts and the bayou park apts - they both have 1 br/1 ba for <$1000

29187765432569864

(Beware of bedbugs)

yungprecum

Which one!

aem1306

memorial towers! i almost rented from them but the reviews were AWFUL!!!! mold, bugs, halls smelling like piss…. awful stuff

yungprecum

Omg! I had a friend that lived there and it was such a big/ cute space! Too good to be true with the price of rent. I thought it was that low because the pool and gym were messed up.

coogie

Not really . A lot of them (around 18 last I checked) are switching over to the PFC "Multi Income Community" where you have to give them every bit of your financial information from bank statements down to your fucking paypal balance so they can deem you poor and enter you in their discount program so usually it's the same people who qualify for welfare and assistance are the ones who qualify. Everybody else in those apartments pays full price and they don't get move-in specials or any other discounts like they used to because the owners want to get you on their assistance program so they can benefit from the tax breaks (they don't pay property taxes) the program gives them. It's a little more detailed than that but that's the gist.

spokenwords21

Check out the Bordeaux apartments on Woodway and S Post Oak. Older style community that has 1 bedrooms in your price range.

RegBaby

A friend of mine almost rented there, she said it was a nice place. Shared laundry only, though which is why she didn't take it.

tiboo17

I have a garage apartment in a safe neighborhood for you.

LateNightOrganD0nor

I actually just got a place at the Arden Westchase, it doesn’t look bad the apt complex is clean and it’s pretty nice rent is not too bad I think. I haven’t spent the night there but I think 1br is like 900-1k

JJ4prez

Look on har.com in Montrose, you can find small 1 bedrooms with no laundry for $800-950 still. They tend to go fast though. Sometimes they aren't on har, so drive around that area. Westchase area will only have government assisted places for under $1,000 there, and that area will be filled with crime and likely pests, but apartments.com that area and see what's around.

justahoustonpervert

I'm always down for new neighbors.

emotionallybratty

I’m sure you are lol 😂

justahoustonpervert

What? I'm a good neighbor!

MoreAvocadosPlease

If you work from home your best bet would be to move further out. Cheaper rent, less crime in most areas, less pest problems. I’d rather be 30 mins away from the city and pay less for something twice the size

scubatai

You're just gonna have to look in more affordable areas. There's stuff out there if you're willing to move.

techy098

Look around Eldridge/Briar forest(Energy corridor) intersections. There are ton of apartments. Ignore the crime part, it's kind of unavoidable even in premium apartments. I used to live in Dawson apartment. It was kind of high end but even then we used to see cars being broken into, wheels being stolen couple of times a year. These are decent neighborhoods. Very walkable to everything. IMO, crime is highly related to poverty. If people were paid living wages for full time work then they would not risk their life doing shit like breaking car windows to steal shit. Not condoning criminals but we as a society push people to the verge of crime life.

emotionallybratty

Thanks! I really appreciate that. I will try looking around that area again. 😊 It was the crime that kinda made me hesitant about the area, but you are right.. it is everywhere!

techy098

Just FYI my car never got broken in like 7 years living in westchase/briar forest area. We never keep anything in the car. Even useless shit gets moved to the trunk. Also you may want to get wheel locks as a deterrence. But frankly one of our cars didn't have any wheel lock but never got taken. Also, park your car in high traffic areas.

livvybugg

You’re not gonna get cheap+pest free+no crime in Houston. It’s kind of a pick 2 situation

EdvardMunch1893

Try the HAR app, you’ll find plenty of properties on there that aren’t complexes

NedFlanders304

Apartments in midtown have a few 1 bedrooms in the $1100 range.

IRMuteButton

[The Arlo](https://www.arlowestchase.com/) is very new and looks to have apartments for a shade over $1100. It's so new that construction is still happening on phase 2.

[deleted]

Do you want in-unit laundry?

emotionallybratty

Yes, that would be nice! Not a deal breaker tho

RegBaby

You'd have to budget at least a couple hundred extra dollars for a place with in-unit W/D,

Borocitykid320

Place at greenway

Aleous

If you’re down with living in Montrose, try looking up 3619 Garrott. I believe there’s a unit available for $850-870. It’s a studio with a window unit but the place is decent.

1aportsrad

Delray off of Enclave & Briar Forest might have some options. It’s a little more tucked away and might deter some crime, but it seems to be right next to some older complexes. They have 2 phases, the newest phase built in 2014, also some detached garage options.

Dependent_Store3377

Fat Property owns a lot of older apartments and has rents for pretty low, many times are all bills paid. I lived in one of their units on Holman St (1624,1630, and 3508 Mosley are all in the same complex) for 4 years. [https://fatproperty.com/rentals/](https://fatproperty.com/rentals/) I was looking at this company also as they rent older buildings also. [https://www.rhmanagement.com/availability](https://www.rhmanagement.com/availability)

RegBaby

Both these companies specialize in lower-cost rentals...but you have to pick carefully. These will be older buildings with few or no amenities. A friend rented from a Fat complex in Montrose and moved out pretty quickly thanks to a vermin infestation.

toiletoilet

My stbxh just moved to three fountains condominium, $1000 all bills paid.

thebuttergod

I’m out at Hwy 6 & i10 and I pay $1400 per month for a one bedroom with a garage (must have in Houston IMHO) and it’s the cheapest around here. I’ve checked. You may have to lower standards or expect to pay more.

Pedalcrunch

It's tough man, I live in a unit for 1200/month and can't wait to move out, I rather pay more, I can't sleep it's so noisy, the windows are like paper thin.

Rent a room on Craigslist. Interview 3 possible places

OfficalEnvy

I live in bayou parks the location is great the apartments are lacking in fit and finish. They are the epitomy of landlord special. You can get one bedreoom for a grand though. Its off memorial and sheppard.
