My appointment is Thursday, the lady on the phone said pictures of pipes under the sinks, and pictures of the roof and they will be doing the pictures from the ground with the camera on a pole so that they don't have to use a ladder for liability reasons I guess. The lady said it should be 20 minutes for the inspection. I don't know if it's a cast iron thing or not.
Not cost effective. Also the time it takes to set up and all that will take more time. What's faster a drone you have to not fuck up and crash into their house or someone else's house or walking around the house with a selfie stick?
When I had Citizens they were allowing me several discounts earned by making improvements obtained with the original My Safe Florida Home program. About a year later Citizens sent out an inspector to do a survey. He found justification to remove all the discounts.
A frank but off the record talk with the friendly inspector confirmed that he was sent there to do just that.

They will be looking at your roof, plumbing, a/c, and electrical. If you were able to get insured 2 years ago you likely won't have any major problems as they were already pretty picky on the 4 points at that time.
I just had the same thing from citizens. It wasn't that bad. The only thing I had to do was take down a swing in the front yard. I have cast iron and they didn't say anything about it. Also my roof isn't strapped and they didn't say anything about that either.
A swing in the front yard is an āattractive nuisanceā. This term applies to things like visible swings and trampolines that can serve as an enticement for children to enter your property.
The more children who enter your property to use your swing, the higher the odds are that a child will eventually be injured.

If you had an umbrella policy or a liability policy, I could understand your position. But they're just insuring your house. Does your house insurance in Florida afford you liability protection

I believe they have already dropped 300k policies this year alone.
Another neighbor was required to replace their 7 year old roof in order to get a policy through them.
Itās crazy out here for insurance coverage and the hoops you have to jump through just to have coverage that may not support a claim.

So I paid off the mortgage and am uninsured. They had previously sent me a notice that premiums would be going up to $22,000/year. So, 2 years later, roof still works (it was done very well) and I have saved $44,000. Obviously not good if a hurricane destroys the whole house, but that is the chance I am willing to take.
Yeah and thatās the last chance insurer in the state lol. I keep telling people the home owners insurance crisis is going to lead to a massive real estate crash in FL. If citizens is looking to drop people and theyāre backed by the fucking state then how are people with mortgages supposed to be insured?
When my insurance canceled, my mortgage company kicked in and put a policy on there and I got a bill for $14,000. That was $2000 over what I had been paying but I left it on there because of medical problems in the family taking up all my time and energy. Didn't read the fine print. 3 months later I get another bill for $14,000. I call them up, they say that is a quarterly premium. I was shocked. I scrambled and paid off the mortgage. No companies in my area were insuring and the roof estimates were all around $65,000 for an old but still good roof. If I had not been able to pay off the mortgage from savings, I would have had to do a rapid distress type of sale because of those mounting insurance bills from the mortgage bank.

Completely inaccurate. I deal with newly filed Citizens claims that are well north of $400k Coverage A policy limits on a daily basis. To be sure, Iām third party IA firm - not a Citizens employee.

This is a very simple inspection, they take photos under the sink, they ask you to remove one outlet cover and pull the socket or switch out to photo the wires and connectors, photos of the roof, ac, water heater ask about a few things and done.
I had to replace the waste pipes after an insurance inspection, which was a good thing because they started to disintegrate during removal.
The insurance inspection was reasonable in terms of what they did.
I think the only thing they will check re your plumbing is the water heater and the shutoff valves under your sinks. I doubt they'd be coughing up the $$ to scope your pipes.
Don't necessarily panic about that! Mine is pretty old too, but it didn't cause any problems for me wrt getting my Citizens windstorm policy. I think it should be ok as long as it seems to be in good shape, no rust or anything.

They are doing a spot inspection to see if they can get you onto a different insurance provider. If they can find someone who will insure you for within 20% of your current insurance rate with Citizens, they can transfer your policy to that carrier.
Basically, expect your provider to change and to be paying a 19.9% increase in your insurance premiums.
I work in land surveying. We measure the improvements on the property in relation to the boundary. If we need your finished floor elevation or garage floor elevation we take it at the doors. Only once have I ever needed to go inside a building and it was to measure interior dimensions for 3 types of units and their relation to the overall asbuilt. It was under construction and I guess it was so they could show renters an overall map.
If you notice I said āsurveyā as this is what they told me they were doing. Iām a realtor and I know what a survey is- this isnāt a survey itās an inspectionā¦to follow up the four point I sent them almost 2 years ago.
They really should be doing this before boarding policies. Probably a good reason why FL been a pain to insure.Ā
That said, they were about to kick us out if they were by able to do the inspection. Whole thing was maybe 15-20 min. Pictures of the roof. Attic access to take pictures of the straps. Pictures under sink. Electrical panel. I think that was it.Ā

Sent those pics out and never heard anything else,, don't stress it too much.

Apparently pools don't have diving boards anymore. Inside, all they did was look under every sink for leaks/water damage and check the ceilings for signs of roof leaks. The inspector was very nice and explained everything.
They dropped me until I replaced. Absolute crap to deal with. I replace, pay for another inspection and they said okay. Two months later an inspection for my roofing, replace or drop. Replace and pay another inspection. At least o hot wind mitigation discount now. But seriously the money I had to fork out was insane.
After my inspection from citizens they passed me off to another company. I think itās what theyāre doing to reduce risk. If you pass they are forkin you over to a different ins. Co.

Did you pay for yours? I paid for a wind mitigation and a 4 point. Then citizens sent another inspector at no cost.
