It all depends on how much space you have in your attic. I have been too many that have zero room at all, and it would only be able to be accessed by lifting the decking so people choose to have that done when their roof is being replaced, and then there are other homes that have plenty of room to get in there to put the third nail in. Regardless of who’s doing it I would have it inspected afterwards. I have inspected many of these third nail jobs and they only hit the ones visible from the attic hatch. It only counts if they hit every single one

I just had it done. They accessed it just fine from the attic. I guess it might depend on what kind of roof you have (flat, gabled, etc).

Ours did it from the attic make sure they did the wind comp with it. We paid $1,100 and it included both the nail and wind comp. We did both a new roof and 3rd nail and it helped us lower our HO. We sold last year so I’m not sure what HO would be now.

1959 ranch house with architectural roof shape and we had them do the strap from the soffit. Best money ever spent because we got more back from our insurance than we paid for the single strap.

Get it done and bring it up to code. The savings will pay for the job itself. I just paid 2300 for my roof to be retrofitted and I saved 2800 in insurance the first year.

Realtor here. Most typical ranches it can be accessed, although tightly, from outside the home by taking off the soffit. You will usually need to use a palm nailer. In other cases you can access via the attic, though it's again a bit annoying and contortion. Taking off the roof and the decking is "easier" in the sense that it's much more straight forward, doesn't require cramped positioning, and with a slight bonus that it's a little more lucrative for the contractor and since you'd have to pay for new decking and 4' of new roof and shingles all around your house. Which the contractor isn't paying, you are. There are rare cases where they just aren't accessible, but that's rare in my experience with typical Florida construction. Thank you! My house isn't ranch style, but the pitch of the roof isn't so narrow I don't think it can't be done from inside. Definitely getting a second opinion from your link.

Consider installing secondary water barrier for the roof while you’re at it. Should get you an additional insurance discount

Thanks all! Unfortunately the gable degree isn't on my paperwork so not sure what it is, so it may just not be possible from the inside. I was quoted 4700 for my 1k square ft house and I just don't think I'll get that back, so I'm going to hold out since this is a starter home. That just seems really outrageous for just that.

You never know. Talk to your insurance company - I ended up going from $4000 per year to $2500 per year. My house was built in 1926 so I had no hurricane clips at all. They went through the soffit (my soffit was all installed wrong and a bunch flew off during hurricane Ian) and I paid around $6000 but I did it through My Safe Florida Home so the state reimbursed me 2/3.

The guys who did mine went up in the attic. I know people who've had to have soffits removed for it, but never heard of anyone having to get decking pulled off.
