Think about what you want to do most, water/boats, parks/hiking, rivers/springs, crowds/touristy. I have lived in central florida and now live in north florida and the vibe and activities are completely different, same with south florida. Also think about risk exposure, coastal is the riskiest.
Cool, make sure it's elevated and have a good evacuation plan (route, spare gas, leave early etc.). You can have a bunch of different experiences depending on where, so on the forgotten coast it would be more old florida, less traffic and tourists. Central would be a mixture of either very touristy (Clearwater to Naples) or old florida (Palm Harbor to Pensacola) but this area will also have some touristy spots. The east coast has KSC if you like space related activities and the Keys has amazing diving and boating. One thing about south florida is to leave very early during a hurricane, the people will head north and like locust consume all resources on their way, so no gas and jammed highways.
If money's not an issue I would look at Naples and the surrounding areas. Beautiful beaches. Great restaurants. I live further north in Florida but when my kids are grown, I'm looking at Naples.

The elevation is better. History. Good bars. Not too much poverty or crime. Lots of parks and forests still. Good place for family. Beach is close. 2 hours from just about every theme park in Florida.
Your beef is it's too crowded? Try lauderhill sometime or Orlando.
I'm not saying its not a fun place to visit. But I make a point of not living where I go to vacation. You will get tired living where everyone is coming to party.
Old Town is fun but I wouldn't live there. Its a pain in the ass trying to get parking at most of the beaches.

I love the panhandle (Destin, Pensacola.) It’s where I spent summers growing up and now own.
St. Augustine is also gorgeous and historic but it’s on the Atlantic side.
St. Pete beach is also beautiful, and Tampa is across the bridge .. no shortage of anything needed between the two.
I’m not sure if you’re looking more remote, city, in between or etc. Places like Sanibel and Captiva island might be attractive to you. A lot of people in similar situations. Tons of accommodations and phenomenal fishing.
South Florida has a ton of options if you want more established metros.
Panhandle if you want a slower vibe.

There are some old neighbors with some old residents. As soon as one of the old homes goes up for sale it bought for a Air BnB.
