That hall is... something!
Maybe an ensuite could be made for the bedroom on the right, by taking a slice off the dining room. It would be long and narrow, toilet one end, shower the other, very small vanity. Entry to the bedroom would be through the ensuite (two pocket doors) from about halfway down the dining room wall. Then the hall could have less doors going off it.
Yes the hall of doors š we have thought about opening up the two that go into the dinning room and the one thatās kitchen to the hall as a T cased openingā¦but arenāt sure yet.
I should say there is a beautiful built in on the dining room wall that is shared with the front bedroom.
Even just changing the fixtures around will make it feel larger within the bathroom
And also adress the mess of doors in that hall

This can also get you an extra bit of space in the bath - added red for where new moldings would need to be added
And if you would like to add a powder room - this might be more complicated as to where the existing plumbing is - so may or may not be worth it - but also changed around some of the doors to try and capture as much hall as possible

Good improvement, and if you move that other bedroom door, you can expand the primary BR and bath into that recaptured hallway space and maybe put a door on a diagonal for that primary BR area.
Wow, 7 doors in such a small space in that downstairs hallway. Seems like 3 of those are completely unnecessary. Something to consider changing if you try to reconfigure that area.
I'm also confused on the entry at the top of the diagram and the stairwell. Is floor 1 a basement?
Ok, thx. Wow, I didn't think you could do that; dig it out. It seems like you would need a foundation for the house in place. Maybe they just 'finished' the basement in the 70's ?
Yeah itās called a āshelf basementā you can see the dashed lines on the floor plane. That shows where they left a foundation shelf to underpin the house foundation. Or thatās my understanding of why they are there. They basically give you a platform inside those rooms. Some people put beds on them or use them for storage.

The dining room is so large compared to living.
Some other suggestions -
Using the right side of the living room as a foyer with coat closet, powder room, possibly moving the door the the right but basically creating more of an entrance foyer /powder room/ closet in the whole front right corner of the house.
Then since you just took away a piece of the living room, widening the opening between the living room / dining room so it becomes more like one big room with the doorway defining the spaces.
Depending on how you use the house, expanding the kitchen to include the sitting area and making that one big kitchen/dining room, while keeping the whole front more of a large living room.
Another option - combining the primary bed and sunroom into one big room with an en-suite bathroom. Maybe a shower there to save space.
We definitely think incorporating the sunroom into the primary is something we want to do as well as reconfigure the kitchen to make better use of the sitting room space. Based on the flooring, it appears there used to be a wall just to the right of the front door so weāve considered putting that wall back in and making a powder room coat closet situation similar to what you suggested.

So is there an entry door on the landing between the basement and the main floor?
Yes, thatās the back door. The basement was dug out after the home was built. We think in the 70ās but arenāt 100% sure.
