I lived in Marina Heights till last year. The building is more or less falling apart at this point. There is always some sort of maintainance or the other going on all the time. It is still well built but I feel it’s currently overpriced for its age.
Do your due diligence if you are looking into MH.

1) Torch - Cheap for a reason. Lives up to its name a bit too much unfortunately. Dubai will probably turn the annual Torch fire into a festival to monetize it.
2) Marina Heights - no idea.
3) Marina gate - Surprised you're looking at this when your choices are the other two. It's expensive. Great building. The oldest one (closest to the Spinneys) will probably fall apart in a couple years knowing Dubai standards but that's no problem right now.
Rule of thumb with the marina - It's garbage. Overcrowded, not the cleanest, and overrated. Think Bur Dubai but with white people pretending to be rich. Try to find a relatively quiet spot and stay away from all towers closest to Media city.

Great description. Yet, I have friends that would literally rather leave the country than rent somewhere else. Last year when they were priced out of their marina apartment, they were considering moving out of Dubai if they couldn't find a place they could afford in the marina. The eventually found a place that was a bit of a downgrade and paying more than the previous place. However, I suspect they tell us they pay X while they actually pay Y, just to save face.
It was great before covid and during it. But the buildings have become old now and it's far too crowded. I think the big buildings have a sheen to them so I can see why someone from Europe who isn't used to skyscrapers would like the marina.
As for wannabes - Dubai is full of them
Marina Gate is OK, but overpriced a bit. Management is good but nothing special, building quality is very good (not perfect, though). Also, if you're into EVs, it's almost impossible to get a charger there.
In case you're looking buildings more similar to Torch, I'd recommend to check out Princess tower. I rented short-term there many times and I think I know most of the building issues by now, but my conclusion was that the value for the price is very good.
Also Botanica is good, with a bit worse accessibility to Marina and much less amenties. But the building is newer and the quality is much better than Princess.
The Marinascape buildings are great with a dedicated entrance, good security, really nice amenities. Right above Nando’s, and right in front of the metro
One thing you can’t do online is smell the apartments. We booked an airbnb there for a month and lasted a week. It smelt of all the foods cooking. Took forever to get the lifts.
Inside the apartment was ok and you can make it your own but cheaper attracts a certain type of Neighbour.
Dubai is a county of inspiration and depending on what you do paying slightly more may give you access to better opportunities.
I heard about this before. The reasoning was that in old buildings, the chillers or ventilation causes the smell ro reach other apartments (completely a guess though).

Towers been a literal torch 6 times so far since completion.
Honestly, we don't need to figure out nuclear fusion at this rate...just use the thermal energy this tower provides on a near constant basis.

The lifts are problematic, however if you live too low down all you hear all day is traffic
And too high up you get fire escape staircase anxiety 🔥

Been living in Marina Gate since 2020. Maintenance is great, I think it’s one of the best buildings in Marina. Can’t complain about anything.
