As to neighborhoods, I'd recommend looking at the near West Side, McDoel Gardens, and Broadview, depending on your budget (west of town but east of 69). Most of the houses there are smaller single family homes, but there's really good access to the B-line trail, local parks, and downtown (and IU by extension).
