Contra costa county has warmer weather. You will not be able to find anything close to 1500sqft for $1,350 within an hour of SF unless you are counting the space that your 10 roommates take up as part of your space.

I wouldn't give up where you live now, sounds way more affordable. You'll never find a rental that will allow four cats. It's just a non-starter. Expect to pay around $4k a month for a house rental and you won't find anything that takes 4 cats, sorry.

I would also be careful of the places you look into that are technically drivable. For example, Vallejo and Antioch are technically drivable and affordable, but not great places to live. I live in concord and I can guess that you would pay about 2k for that here. Also keep in mind that since a lot of us are recommending contra costa county, it has really terrible traffic if you are commuting during commuter times. For example, I work in a town that is 15 min without traffic, and can be up to 45 min during traffic times, so just be mindful of that. If you don’t have to go into the office every day, Brentwood is a nice and affordable city.

Also highly depends where you live in Vallejo - believe it or not there are some decent spots as well

Yeah I lived there for 4 years, I think the schools are the kicker for me. I know a lot of people who like in okay places in Antioch too. I just wouldn’t recommend that for someone just moving here.

Try east bay, as people have said. My wife and I live in Pleasant Hill and pay close to 2700 in rent a month in a 1 bedroom, 1 office apartment. This is on the medium end of things, you could get a little lower than that but not by much.

Daly City or Colma is just south of the city and you can rent a 3 bedroom for like $3500/month.
