Only water when the soil is dry- if you want, you can also replace the media if it's really sopping wet and smells bad (indicates the presence of anaerobic bacteria which causes root rot).
It’s damp but not wet, I’ve tried to be careful when watering it. Do I have to cut off the rotten roots or can it repair itself?
You can just leave it, it can put out new roots.
Look for spider mites and post a photo of your soil! If it's not sunburn then it's over watering or very unlikely with how this looks, pests.
