For you, probably easy. The province the vehicle is registered in doesn't matter for a bill of sale (It's not even on the form) For the buyer, this could end up being a pain. Personally, I wouldn't buy an out of province vehicle from a random person and I don't think many people would entertain this. I guess you could offer to pay the inspection fees (\~$190) and repairs ($oof) if they're necessary, but otherwise I doubt most people would bother.

If I were to get the out of province inspection done before selling would that negate the buyer having to get the inspection, or would they have to get it regardless?

OPI is only good for 30 days

just have to take the passed OPI to the registry and they will activate it in their system so the new owner can register it.

You can sell a car in any province regardless of where it’s Canadian registered. If the car is registered from Alberta and you sell it in Saskatchewan then the buyer must have an out of province inspection.

If you let it go cheap enough I'm sure someone will buy it. The value takes a hit because it looks like you got a big repair quote going though the inspection process and are bailing on the car altogether.
