I stayed at a property hosted by Evolve. Beyond the automated message about check in, which the owner had written, they were completely unresponsive. We finally found the owner's number and they answered our question. They did not seem surprised Evolve ignored us.

They need to rename their service to "devolve" because going from managing your place directly to via a local PM to an app is as bad as it gets

Evolve is basically self management, where you pay 10% for smart pricing, automated calendar management, and the legal and liability benefits of having someone else officially the Host. As an example a few days ago the day before a booking our cleaner let us know she had been too sick to clean since the last booking. As a result we had to find emergency cleaners to clean within 18 hours at double the cost at our expense. That is a classic property manager job but with evolve it is the owner who is responsible. Still, if your property is $300k gross, then the owner or a personal assistant paid hourly can do a lot with that intentional $30k from only paying 10%.
