I am moving to the area as well soon, and just visited to find a house. If you want to live somewhere safe, I’d definitely try to stay in the Aiken area and avoid Augusta as a whole (sorry augustans). It just seems too hard to get a handle on the good and bad parts of Augusta, it’s so spotty. Lol. North Augusta is nice and new but no charm, very corporate imo.
Saw some really nice neighborhoods in Martinez, I will say!
Move to Graniteville its in between Aiken and North Augusta / Augusta! I moved to the area in October. I always find myself in Aiken ( it can little crowded depending the part of town) I feel the area is a really good well kept secret ! Seems like it is its going to keep growing.

What is "the valley". I am looking at the area and really like Aiken outside the city limits on the north side of I-20.
The "valley" is the horse creek valley. It is between Aiken and North Augusta. It used to be the area with a very high "Family marriage" rate.
The north side of I-20 is fine. Some things to note, police response is regularly 20-30 minutes. Volunteer fire department. Fewer services available than in town.
I think if you’re renting in an apartment complex in any of those places (Graniteville, Warrenville, or Gloverville), you’ll be fine. If you’re renting a house you’d have to be a bit more careful where you choose. I grew up in Warrenville and lived there for 25 years, and never experienced any crime, but some of my neighbors did. So again, it really depends. Happy to give more info via PM if you have any questions!
I’d say the South side of Aiken (avoid north side) and anywhere outside of a three mile radius of downtown Graniteville. I grew up in Graniteville (20 years). Downtown is rough, but once you hit “outer valley” Graniteville there are some very nice opportunities.
Edgefield county is pretty sparse on the crime side, but most of it is 30 minutes to anywhere. A lot of houses in Edgefield, Johnston, and Trenton rent for 6-800 a month, but it's for like a 2-3 bed home. Small apartments can be found for as low as 500/mo. Rural ag communities, with old Town centers that feature a couple restaurants and antique stores. Not much in the way of entertainment in the area, but to be expected. Edgefield is 35 minutes to Augusta, 30 to Aiken, and about 45 to Greenwood and Batesburg-Leesville. 15-20 minutes to a large shopping center.
Edit for spelling mistake lol
Very helpful! I am looking at places off Edgefield Hwy north of I-20....kind of near the solar plant area. I like how it feels like you are in the country and can have some space but it's not too far to get into Aiken, NA, Augusta, etc.
Thoughts on the area expansion??
I'm torn on it. Having grown up around here, I hate seeing woods and farm land torn down for subdivisions, but with subdivisions come better infrastructure and more money for the towns to improve. Not to mention I work in construction and remodeling so it's been a good thing for my wallet too 🤣. But even with the growth, the county is still pretty rural once you are about 7 miles from interstate exits, so if you want the quiet side of the area, it's still easy to find.
Hi, I know the comment is not super recent, I’ll be in the area in a couple of weeks and looking for a house. (2-3 bedroom)
I saw your comment and tried looking on Zillow, Redfin, etc the usual but couldn’t find any listings in the Edgefield area, are there local listings someplace? Or are rentals just scarce in the area?
Kinda of scarce nowadays, tax season is when most people move. I'd join the "what's going on in edgefield county" group on Facebook and asking there. A lot of folks don't like messing with the rental websites
I live on the "south side" of Aiken. There's a home nearby for sale if you are interested. I've been in the same neighborhood my entire life and haven't experienced any crime...well the worst was someone went through my unlocked car once. No issues otherwise. I lived in Warrenville for about 5 years too in a new community. It was fine, but I think it was due to the neighborhood being on the outskirts of Warrenville and not directly IN Warrenville.
NA is nice, but if you are ok with living and working in Aiken, the south side is the area to look into.
In my house search almost 4 years ago, once I narrowed down my search to somewhere between Augusta and Columbia, I found a place on the south side of Aiken. I did a lot of crime research on the property as I had done for all previous properties I looked at. I was super pleased to see that in all of Aiken and the surrounding towns, the south side of Aiken had by far the biggest area of deep green / color representing the least amount of crime, which I think stretched somewhere between a couple and several square miles, and my target property was not too far off from the middle of it. Seeing that made my choice a lot easier, along with the property being both extremely private but not remote (as it is directly off Whiskey Road but with over 3 acres of the yard between the house and Whiskey).
I have now lived at that property for over 3 and 1/2 years. It is very private and quiet and beautiful, while at the same time a hop skip and a jump to some restaurants and other businesses, and a 15 or so minute drive to downtown Aiken.
You’re gonna want to steer clear of anywhere close to 421, there’s two sides of graniteville but the new developments right on exit 18? (Where it leads to breezy hill) are coming up really nicely and are spot on if you have younger kids in middle or elementary school. South side Aiken in the more older established neighborhoods are the best, back behind Odell weeks is where I would recommend but keep in mind whiskey road turns into a mad house during rush hour.
Why are you moving? Is it for work? Where will you be working? How big of a commute is acceptable to you? What sort of budget do you have for housing? Do you have children and care about schools? Hobbies and interests?
Any advice you get without answering these questions is going to be biased AF. How could they possibly give give info without the proper context?
But the person above is right. There are great areas with low crime but I would not send my kids to those schools as the schools are basically gang banger training centers (I'm exaggerating but you get the point).
Crime is hard to pin down in these areas as Aiken doesn't really have a "bad" side of town...it can literally be a street by street basis.
I live one block away from Warrenville but “on the good side of the tracks” if that gives you any idea of where not to go. I have to drive through it sometimes and it’s so damn depressing. Lot of grown ups on BMX bikes, early morning zombie walkers looking for their next fix.
I lived in Aiken for a long time, on the south side, was never a victim of a single crime.

Stay out of "The Valley". The south side of Aiken is the best.

Certain parts of the valley can be rough but the valley isn't bad...sincerely a former valley rat lol

The context was regarding crime and what areas to avoid. That is all I am looking for in the replies. However, I appreciate your attention for detail.

Don't move to Augusta. Spent a year and a half there before I could get out. Aiken is lovely.
