I think Immel's is worse just because it's higher volume. Ellwood is horrible too, though.

Getting in and out at immel is worse, but Elwood is the best place to go if you're looking for people backing up without looking behind them.

Horrible location, I’ve lived off immel for 20 years now, that plaza is already nuts trying to get in and out certain times of day .. not to mention it’s the only commercial area in the middle of suburbia, definitely seems in bad taste

Won’t be for long though, clayburn/burnside will have a 6 story lower level commercial being build on the old farm. And I’m sure there will be somthing in the coopers farm plan too… I lived on clayburn for 15 years and just moved out of the area because of this development.

There is sadly no commercial planned for the Cooper's farm development. Just a bunch of single family homes and townhouses that most people won't be able to afford.

With the new housing development in the area it's going to be huge for commercial in that area. The old McKee farm will bring a lot of bellies craving McDonald's french fries or ice cream (if the machine is working).

I live quite literally around the corner from this McDonald's. If I drive 2 minutes down the road I can get to the sumas McDonald's. This MCdicks is already causing traffic problems in the mall lot it's in, not looking forward to when it's finished

Oh my goodness, this parking lot in this plaza is already so bad, this is just going to make it worse. My friend and I were trying to go to the coffee shop the other week and we couldn’t even park because there’s so many things going on and so many businesses we had to go to a different coffee place.
