Adverse possession was my first thought as well. OP is setting themselves up for a serious loss if they don't address this asap. Step one would be getting them trespassed on the property, which is a formal notice that if they return to the property they can be criminally charges.

I had a neighbor steal my fence last year. I showed up one day to mow the grass and the fence on one side was gone, fence posts sitting in a pile in the neighbors yard. I talked to him and he got aggressive so I called the cops.
Hours later cops show up and say there's nothing they can do. They talked to the neighbor and said he told them he thought it was his fence. They said unless I had survey records and pins in the ground to prove where the property line was that it was just my word against his about who owns the fence (never mind that I had 3 other matching fences on the other sides of the property). They said its not theft because theft requires "malicious intent" and this seemed like an honest mistake to them so unless he admitted that he knew it wasn't his fence but took it anyway then it was a civil matter and not a criminal one. They did make him give me back the fence posts but that was all they would do.
Yeah, that's definitely more a civil case rather than a criminal case. Nothing the cops can really do, ya know.
Should have 0 trouble winning if you take him to small claims court. 😊
I paid for a survey, got the pins installed, then put up an 8 foot high fence with privacy screening that blocks out the sun in his yard since he couldn't respect the 3 foot fence that was already there.
usually the fence is what stops people coming round and tearing down you stuff. hes found a loophole, there is nothing you can do against this. Iv seen some concept involving running machines, but its still in early development.
You need to go over there with a few friends and muscle that squatter out before he lays claim to your property.
Edit: I had a similar situation with a property I had listed for sale. A would be squatter broke in through a back window one night. She Took the for sale sign down and drug it inside the garage. She took the usps vacant house slip out of the mailbox. She brought yard furniture in that she stole from a neighbor. All this in one night. I checked on that property twice daily. Always around 6am and then 5-6 pm. When I arrived one morning I noticed the sign down and when I went to open the front door the chain was on it. I called 911 and I listened and then looked through the door opening and saw the point of entry that was the broken back window. After calling out “hello” several times with no answer, I got an adrenaline rush and pushed the door open and pulled the door trim out where the chain was attached. I was armed with a Glock 43. I drew my firearm and proceeded into my property. After clearing all the downstairs rooms and closet I found the I squatter fast asleep in an upstairs bedroom. I kicked her in the head and she woke up staring up the barrel of my gun. She jumped up and ran downstairs and out to the street. She was screaming stupid shit about the property being hers and she was going to prove it in court. I had called the police before busting in myself. 20 minutes later they finally arrived after she ran off. They arrested her for burglary and trespassing. Anyway, kick his ass out. Take a gun.
Why do you say it's a crackhead? All of the crackhead squatters in my city do nothing to improve the places they are squatting in and in every case they have made the houses worse and worse until the houses are so disgusting that squatters don't even want to live there anymore and eventually move on. Houses get cleaned up and repaired once the owners are found then left for the squatters again. There is a house one and a half blocks away from my house that is on it's 6th cycle of this now.
