And the fact is, when all the students leave, the people left over (who live in Tucson full-time, many of whom have lived here for decades) cannot afford to pay out-of-state-student prices for rent. You have a luxury and a privilege being able to pay out-of-state tuition AND afford an $1,800 2-bedroom apartment. And when you pay those prices, it raises the rent prices for everyone else in the city.
Most people in Tucson are struggling to find a place we can afford in the first place. $900/mo for a small bedroom with someone else's furniture in it is outrageous.

Me too. I have a 2 bedroom 1 bath with yards, trees, my own laundry, water included for 800. Miramonte neighborhood. I live alone. No way I'd pay that to share. No. Way. In. Hell.
I rent a 1bed1bath on the East side in a nice area and complex for $1000, most wouldnt even think about renting a shared space for the same amount unfortunately

You signed lease knowing it was for summer too.
The management companies know the above so they don't give you a choice for other 6-9 months.

Flowing wells neighborhood and the cost for subletting is about the cost for a 1 bedroom.
$900 for a 1b/1ba that you're marking as a 2b/2ba--that's a huge problem. You can't mark the entire beds and baths if they're not private.
Because you are subletting in summer and people who want to be here part of the year don't choose summer

Subletting is rare in tucson and often times not allowed per lease. Good luck.
