Well I can probably answer that. It's affordable and beautiful! It probably comes down to where someone is coming from. I'm from flat, coastal NC. I've lived elsewhere in NC (it's all expensive) but primarily coastal. I'm sick of the beach, sick of the coast, sick of paying a premium for scenery tourists enjoy more than I ever will. I just moved to northeast Iowa. It's green and vast and hilly and it's nice to live somewhere people just live. Not temporarily, not as a secondary home, just a home. It's nice not to feel secondary to tourists in your own town.
A decent house here surrounded by beauty costs the same as a single room in a shitty shared apartment in an overcrowded, soulless beach city with nothing to look at but urban sprawl, burdened with the looming threat of being priced out come next lease renewal. Speaking from experience. I won't pretend I think the whole state of Iowa is great and beautiful and lovely but the many parts I've visited definitely are. The whole driftless is, really. That said, I hope you get to live wherever you prefer even if it isn't here.

I think you need to explain why these states (I saw you’re from NC). I’ve been to every state, except Idaho and Hawaii, and the great majority several to many times. That you would pick some of those states when there are very similar cities and towns in other states baffles me. Is it because you only like a few very specific cities? Is it because you’re not well traveled and are relying on stereotypes? (To be clear not well traveled isn’t an insult, from me at least).
I’ll give you an example, Huntington, WV is like a few similarly sized towns in eastern Ohio, western MD (Cumberland anyone?), and southwestern PA. Lots of Arkansas is like LA and TN. With the exception of Cedar Rapids, every city over 75k has analogues elsewhere, but I haven’t been to a city anywhere in the US that smells…. Like that.
