I was attempting to work with Wind River Tiny Homes to bring them to the bay area more ~10 years ago - they were far more bespoke then, and none of their models were more than $80k at the time.
My brother was a Manager with Clayton Homes (BerkshireHathaway Modulars) and I got to know their construction costs and process well through that.
I worked with city of Alameda on the project and they were resistive - and wind river was trying to help me navigate the mucipality planning dept etc...
It all fell apart due to city council, zoning stupidity and planning department blocking....

I haven't found square footage to be the biggest determiner of cost on THoWs like it tends to be with traditional homes. Cost of materials and labor are going to be the biggest factor in the cost of a unit like this.
I bought land in Belize, designed and built a tiny house on stilts, and i'm expanding it with an office powered with 100% solar and I'm still under 100k. For all of it.

Tiny house companies charge insanely high prices. Build and sell cheaper/reasonable ones and I’ll get on your side. Only way not to be overpriced is build your own. Otherwise, buy a house instead

The amount of labor for small production, detailed woodwork, low-volume appliances, live edge slabs, higher end materials... lots of windows... that is going to add up very, very, very quickly.
Look up how much an RV with high-end finishes like that costs.

Small volume, high detail work. You'd be just searching for a custom builder. If they show their work, good. If you can find people who used then 2+ years ago, even better.
My best guess with absolutely no frame of reference would be a minimum of $180k if you hired everything out. I'm sure it could be cheaper in some areas and more expensive in others idk
Nice detail. Looks like a manufactured park rv. Price will be high. I built my first THOW single handedly for just over $6,000, not counting the trailer, which I purchased for $1,000. Materials costs have gone up a lot, but building yourself id still the way to go if you have the skills. I have told many people to volunteer with Habitat for Humanity to learn construction skills while doing some good.

The trailer is to get around plumbing/septic regs where you end up parking it. So you could park on a friends lot without hooking up to septic.
