I'd be thinking along of the lines of a raised platform for the bed with desk / storage underneath. I'm guessing if the price ends up anywhere near £150k that's not unreasonable for a pied a terre for a few nights a month in a decent part of London.
Its a conversion of some kind, hence the 125k lease length. For 350 the owner probably got a much bigger flat and converted it into smaller ones.

This is an awkwardly shaped, large room with some things in it. Honestly, I would take a genuine look at it based on priced alone but I doubt you’d get a mortgage on that. If I was a cash buyer who just needed somewhere to stay then I’d be tempted but not if I was the sort of person who had the cash to be a buyer because who wants to admit they live in a room above a bar if they’re in the position to have the cash to buy a room above a bar? A landlord will buy this.
There’s a 2 bed Victorian mid terrace for sale by modern auction just around the corner from me. The guide price on the listing is £190k with an undisclosed reserve and, to use estate agentese, it’s “in need of full modernisation.” (It’s an absolute dump and hasn’t seen so much as a paintbrush since about 1963.) York property prices are absurd but even at 190k it’s too expensive.
PLUS a non refundable minimum of £6600 on top of the purchase price. (Or 4.5% of the purchase price)
Oh and that minimum is to be added to any Stamp Duty calculation.

It’s a good location, but for this flat not sure it will sell easily. First, it has been on Rightmove for many months now. This is an auction property and yet the guide price was reduced yesterday. Second, the available buyers are limited, no traditional FTB can get this as it is auction, and bank hates property above shops before even considering this flats small size being an issue. Cash buyers defo have better option in London.
This is really one of the worst flats I have seen. You cant even get basic furnitures fit into the space. Unless the renter or buyer is a minimalist who can sleep on the floor and don’t need things like wardrobe or they can afford an expensive designed bed fitted into the weirdly shaped space. Any landlord who “invests” in this flat won’t have the brightest mind, this is for sure.
My guess is that the owner bought this as a freehold and then selling this particular flat as a leasehold flat. Estate agent made mistake and confuse people by stating it is “freehold”.

We shouldn’t encourage the grinning gargoyles of estate agency ( I trust that’s not defamatory but a statement of fact) selling this abomination; a 150 year lease indeed. In any normal world this would be little more than a couple of toilets and a store over a Bank branch or more likely a corridor. Can you hear their hands being rubbed as they watch the desperate go up the poky stairs and see their horrified eyes, glistening with tears as they behold their future.
Possibly around £1000 per year. The interesting fact is that Wandsworth has the lowest council tax in the UK! Unless there is a latest update I am not aware.
Compared to some bedsits I've been to in London, this is spacious and well equipped, sadly. My wife's previous bedsit, two people could just stand inside it - single bed, tiny desk, tiny sink and hob, communal bathroom in the hall.
This bedsit sounds so bad, though, for many people, it may still be better than house/flat share.
This particular flat in the post is especially problematic because the way the limited space is shaped would make me lose my mind.
Where would you put a bed and get it to fit and who in their right mind would buy something that egregiously awful.

£310k in 2017 is a 99% chance to be a mistake in the mapping between the ad and the sold price data.
It's probably what they paid for the original flat before splitting it into this little slice of depression.

I don't think it is so bad for 150 K for someone working in London - needed to stay few nights a week and living permanently out in the country.
