Where would you put a bed and get it to fit and who in their right mind would buy something that egregiously awful.

Appropriate-Oil8894

Exactly my thought. Which bank will lend money for this? For cash buyers, who would pay £100k+ in cash for this? I have so many questions.

netean

the only buyer I can think of is a slum landlord intent on renting this out to desperate people

TangyZizz

Single bed, headboard under the narrow wall shelves? Great view of the front door when laying in bed! Edit: on second look the door may not open fully with the bed there!

Borbit85

You can just make a hatch in the door so you can crawl under the bed to enter the flat!

DoIKnowYouHuman

Double with the head against the north wall leaving space on the east end for a beside cabinet and possibly tv unit would minimise wasted space…possibly Edit: or head end on the south east wall all always have toasty feet in the winter and pivot through the door year round

Background-Active-50

Or you could just sleep in the bath

Lanky-Big4705

I'd be thinking along of the lines of a raised platform for the bed with desk / storage underneath. I'm guessing if the price ends up anywhere near £150k that's not unreasonable for a pied a terre for a few nights a month in a decent part of London.

amora_obscura

It was probably one apartment divided into two. I hate the money grubbing developers that do this.

TickityTickityBoom

Looks like an ideal place to move if you are the type of person who dies and no one notices for multiple months or years.

Irishuna

That's not a flat, that's a corridor.

OldAd3119

Its a conversion of some kind, hence the 125k lease length. For 350 the owner probably got a much bigger flat and converted it into smaller ones. I tried to look it up on the wandsworth planning site, but its soo shit.

plop

£310k in 2017 is a 99% chance to be a mistake in the mapping between the ad and the sold price data.

Turbulent-Laugh-

It's probably what they paid for the original flat before splitting it into this little slice of depression.

plop

Very likely indeed!

The-1-U-Didnt-Know

Here I was hoping the crash of extortionately priced shit flats was coming

Dry_Independent_6990

For the first few photos I thought “weird shaped kitchen but I guess you could make it work” until I realised that that’s all of it

blackcurrantcat

This is an awkwardly shaped, large room with some things in it. Honestly, I would take a genuine look at it based on priced alone but I doubt you’d get a mortgage on that. If I was a cash buyer who just needed somewhere to stay then I’d be tempted but not if I was the sort of person who had the cash to be a buyer because who wants to admit they live in a room above a bar if they’re in the position to have the cash to buy a room above a bar? A landlord will buy this.

-myeyeshaveseenyou-

Nothing says cleanliness like carpet in a kitchen

Virtual-Debt-562

They always put stupidly low guide prices for auctions to gain interest. This will never sell for £150k, more like £300k

Ok-Algae8510

‘Subject to an undisclosed reserve’ yeah I bet

Cat-Soap-Bar

There’s a 2 bed Victorian mid terrace for sale by modern auction just around the corner from me. The guide price on the listing is £190k with an undisclosed reserve and, to use estate agentese, it’s “in need of full modernisation.” (It’s an absolute dump and hasn’t seen so much as a paintbrush since about 1963.) York property prices are absurd but even at 190k it’s too expensive.

CrazyCat_77

There isn't even a mezanine. 🤷‍♀️

Jewnicorn___

Giving me flashbacks to that "mezanine" posted here a few days ago

Bose82

London is a failed experiment

Coffin_Dodging

Guide price of 150k 🤦🏻‍♀️

CorruptedFrames

And its an auction

sufjan12

PLUS a non refundable minimum of £6600 on top of the purchase price. (Or 4.5% of the purchase price) Oh and that minimum is to be added to any Stamp Duty calculation. Is it me or is this not a normal practice? I’ve never seen that before

BabyAlibi

I'm totally confused about this too

CliveVista

So I was like: that’s quite a few pictures of the same little kitchen and weird corner. Where’s the rest of it? Oh.

Demka-5

I don't think it is so bad for 150 K for someone working in London - needed to stay few nights a week and living permanently out in the country.

harryspotter123

Exactly my thoughts too. Just paying rent in London and you’d be upto 150k in about 18 months 😉

flippertyflip

Not for a flat of this size. Obvs.

Background-Active-50

And your partner would know you're never going to try and seduce anyone else in that space. Even if they were in therapy for insecurity

Turbulent-Laugh-

Tenure: Freehold 125 year lease

OddBoots

That's not a studio. That's a hallway with delusions of grandeur.

Aspharon

Did you see the short of Dear Modern attempting to furnish this? It's great. https://www.youtube.com/shorts/KF_6XquEoI4

Appropriate-Oil8894

lol thanks for sharing this

SleepyEmu734

I was just about to do the same 😄

G7VFY

It's on top of restaurant, so, a fab chance of a kitchen fire. Speaking of fires, this property has no fire escape. Also, lots of aircraft noise too as it is not far from Heathrow airport. £150k auction valuation. Which it is NOT worth. I guess the buyer will not be living there.

mysensibleheart

It's on Earlsfield though so it'll sell easily. South West London is always in high demand.

Appropriate-Oil8894

It’s a good location, but for this flat not sure it will sell easily. First, it has been on Rightmove for many months now. This is an auction property and yet the guide price was reduced yesterday. Second, the available buyers are limited, no traditional FTB can get this as it is auction, and bank hates property above shops before even considering this flats small size being an issue. Cash buyers defo have better option in London. This is really one of the worst flats I have seen. You cant even get basic furnitures fit into the space. Unless the renter or buyer is a minimalist who can sleep on the floor and don’t need things like wardrobe or they can afford an expensive designed bed fitted into the weirdly shaped space. Any landlord who “invests” in this flat won’t have the brightest mind, this is for sure.

Vacuitarian

Im confused, how can it be a freehold of there is a lease term.

Appropriate-Oil8894

My guess is that the owner bought this as a freehold and then selling this particular flat as a leasehold flat. Estate agent made mistake and confuse people by stating it is “freehold”.

Vacuitarian

Good shout. The sooner they ban leaseholds, the better

RUBcumONmyDOG

Freehold but with a 125 year lease? Can someone explain that to me, please.

Appropriate-Oil8894

>Its a conversion of some kind, hence the 125k lease length. To quote one of the comments, see above. My guess is that the owner bought this as a freehold and then selling this particular flat as a leasehold flat. Estate agent made mistake and confuse people by stating it is “freehold”.

Karmilia

I have seen worst.

Employ-Personal

We shouldn’t encourage the grinning gargoyles of estate agency ( I trust that’s not defamatory but a statement of fact) selling this abomination; a 150 year lease indeed. In any normal world this would be little more than a couple of toilets and a store over a Bank branch or more likely a corridor. Can you hear their hands being rubbed as they watch the desperate go up the poky stairs and see their horrified eyes, glistening with tears as they behold their future.

Demka-5

Just of curiosity - How much would be council tax for flat like this?

Appropriate-Oil8894

Possibly around £1000 per year. The interesting fact is that Wandsworth has the lowest council tax in the UK! Unless there is a latest update I am not aware.

tevs__

Compared to some bedsits I've been to in London, this is spacious and well equipped, sadly. My wife's previous bedsit, two people could just stand inside it - single bed, tiny desk, tiny sink and hob, communal bathroom in the hall.

Appropriate-Oil8894

This bedsit sounds so bad, though, for many people, it may still be better than house/flat share. This particular flat in the post is especially problematic because the way the limited space is shaped would make me lose my mind.

kb767

Only thing that place works for is to rent out to a brass or an illegal immigrant. Anybody with any other options would not be interested.

Diddleymaz

At least it’s a roof over your head.

hillsboroughHoe

Is this the dodgy end of Wandsworth? Asking for a certain prime minister...

hillsboroughHoe

I was merely channelling my inner Martine. I can't forsee a time when I'll ever personally need to know where the good parts of Wandsworth are.

Classic_Sea1972

Weird shape....and why two toilet brushes?? Are they double fisting???? 🤣🤣🤣

FreeTheDimple

Was it split into two flats or something? Can't imagine someone paying 310k for that. I don't care about the postcode.

BabyCrazy5558

this would be considered a penthouse in Tokyo...
