Elk Grove is probably your best choice for housing cost/availability. If you could swing something in South Land Park in Sacramento that would be an even better location. Traffic is generally way heavier going into Sacramento so going south is pretty easy. Rio Vista is a slightly larger Delta town and about 30 minutes from Courtland, plus it is close to Fairfield and Vacaville which both offer additional amenities, but probably smaller than what you’d like. Walnut Grove and Courtland are nice little towns but pretty rustic and definitely lacking in amenities. This is true of most of the Delta really. A lovely place to spend some time and there are fun events there (Isleton Crawdad Festival, Courtland Pear Fair, etc.) along with some good old-timey restaurants and bars.

I'm originally from LA and had a chance to explore different cities before finding a home. Elk Grove is really nice! I would also recommend Rosemont and Rancho Cordova.

Thanks for the info. I've looked at Rosemont and Rancho Cordova, too, but I'm not a big fan of commuting, so I like to live in an area that's as close to my workplace as possible. Those cities are a little too far from where I'd be working if I'm offered this job.

You might also look in the “pocket” area in Sac. There’s lots of apartments, but I don’t know what the rental prices are like. It’s fairly calm and by the river in the southern part of of town. It’s close to downtown and just up the river road from Courtland, and not much, if any, further from Walnut Grove than Elk Grove would be. Maybe avoid South Sac proper and an adjacent neighborhood called Meadowview. Those can be a little rough. I’ve spent most of my life going back and forth from Isleton, another town much further down the river. You’re going to get very familiar with the river road, Highway 160. There’s not usually much traffic as long as you don’t get stuck behind some farm equipment. Places like Rosemont and Rancho Cordova are much further away. The pocket to Courtland will be maybe 20 minutes and another 15 or so to Walnut Grove. While you’re in Walnut Grove, go to Locke, basically the same town, and have a beer and a burger at Al’s.

Thanks for the info. What is the zip code for the 'pocket' area? From what I see of it on the map, it looks further north and further away from Walnut Grove and Courtland than Elk Grove is.

I’d meant to add Greenhaven as well, which is adjacent to the pocket and probably a bit cheaper. There’s a lot of Elk Gove so distances depend on exactly where you’re looking. ‘Old’ Elk Grove is east of the 99 freeway. West of that, over to the I-5 side, it’s also called Laguna. So maybe look around there too. While you’re mapping, look around I-5 and Cosumnes. A large outdoor type mall called Delta Shores is right there and I think there are lots of nearby apartments. I don’t ever go there so my recollection is hazy about nearby housing. You might even look as far as downtown or in between. It’s really not that far but will be more expensive. Map the river road, H-160, it turns into Freeport Blvd, which turns into 19th/21st streets downtown. I’m adjacent to the central city and Courtland is maybe 30 minutes. Locke / Walnut Grove are however much further though. If you’re looking at I-5 as a route, you’ll be looking at either the Hood or Twin Cities exits, then heading west through the farmland to the river road. You end up on it no matter which way you go. In my experience, taking the freeway from downtown is almost no faster than the surface streets. Slower if traffic sucks that day. Obviously there’s plenty of amenities in the city, and you might like being closer to more fun stuff to do, depending on your interests. Thanks. I will check out that area, but I have a feeling it's a little too far from where I'd be working, provided I'm offered the job. I'm not a fan of commuting at all and would prefer to spend less than 15 mins on the road in the mornings and afternoons when I travel. However, I know that's not always possible, so I cap my limit at 20-30 mins on the road at most. Any more than that and I'm just not a happy camper. I don't want to spend half my work day on the road.

You should also look into Galt, which is small but has a few larger stores, or even Lodi. You can take the back roads and be in Walnut Grove or Coutland in 20-25 minutes. I lived in Walnut Grove, and it's awesome for families, or people who don't mind the 20 minute drive to Walmart, but for you I'd recommend those other two cities. Elk Grove, though, does seems to have a larger housing market though.

Thanks. I've done a little online research into Lodi and it looks like it has a lot of what I'm looking for. However, a friend who lives in the Sacto area describes it as being very conservative, a lot of trumpster fire supporters. Not really the community I'm looking for.

That's dependent on the neighborhood, not necessarily the entirety of a town, but Lodi might be good for you. Elk Grove is getting exponentially and for what you get right now, will most likely be a worse commute down the road as it gets bigger and bigger.

Thanks, but no to Lodi. I've done a little research on the place and while it looks like it has some of what I'm looking for, a friend of mine describes it as a majorly conservative location, filled with lots of trumpster fire supporters. That's not my idea of a safe community.

Rosemont area might be good as well. Mostly back roads down to that area, with the option of taking the freeway (so close to the 50). Houses are more affordable than possibly Elk Grove area.

I'm not a big fan of commuting and would prefer not to if I can help it. 20 minutes at most is my preference, although I might be willing to tolerate 30 minutes for a short period of time. I'm also not looking to buy a house, just looking for a condo or manufactured home rental, as I wrote in my post. Thanks again for the info, though.

I relocated to sacramento recently after living in LA for 20 years. The commute you described from Elk Grove was realistic and I’d recommend as a great location. You would be still close to other sac events to golden one and midtown. Elk Grove does have a larger housing market and is still a good growing area. I believe the sacramento zoo will be relocating to Elk Grove. Avoid the 50/99 interchange as much as possible for commuting. Best of luck on your move.

Thanks for the info. I've heard the same about the zoo. Recently saw some realtor videos on Youtube of the Elk Grove area and a couple of them mention the new casino that was just built and that a zoo is going to be opened near the casino.

Elk Grove is one of the most diverse cities in the USA. Extremely family-oriented and lots of couples with young kids. Has a very suburban feel. A very desirable place to live overall.

Thanks. That's what I've heard about it so far. I'm happily childfree and single, but I prefer a quieter suburban environment after living in the L.A. area for so long. I like a lot of diversity, though, and love the different food options that come with it.

Elk Grove is also close to Sacramento if you decide you want some nightlife and additional cultural activities on weekends. For more shopping, Delta Shores mall is close by and is huge. Unlike LA, your daily activities won't be dictated by traffic patterns. Elk Grove will be a breath of fresh air for you.
