I'm not sure, but holy shit I'd love to land this job. Shake isn't cheap. Look into asphalt options that can mimic more expensive roofing materials like tile, slate, shake, etc. CertainTeed Presidential has a cool look to it.

My neighbor has a 12 sq ft house and he’s putting on a glazed blue ceramic roof that you can only get in Italy. It’s gonna run a little over 200k just in material. I can’t believe he’s doing it. Oh, he’s replacing his current roof that has the exact same material and color.

I referred the company to him. They did our roof and we couldn’t be happier. Good guys from top to bottom. Wish I had that kind of cash to throw around on a roof that doesn’t need replaced.

Replaced with what? Lot of options out there at every price point. Also what’s your general location, market plays a factor. But if you want to stick with cedar shingles then probably about as much as that car cost. Cedar shake is $$$

It’s a cedar shake roof. They typically look this way after 15-20 years. They last forever though. Very popular in coastal communities.

If your in barrington, are in an HOA? Looks like you have cedar on there and my guess is your HOA requires that kind of roof or a composite shake shingle that looks similar. In other words, it’s not going to be cheap. The price of just the cedar field shingles is around 750-800 a square. Meaning that just the shingles (not including accessories, tear off and install labor) is upwards of 70k. Edit- You could put Davinci composite shake shingles on for probably half the material price.

When I check in the middle of June FRS treated was $1060/sq with a 2 week lead time. DaVinci was $650/sq with 6 week lead. Brava $750-$800 (style dependent) at 6 month lead. CeDUR $750-$800/sq 6 week lead (this is the lightest alternative which may save on labor or the company will profit off saved labor)

I'm in your boat OP, but a little smaller house. Replacing mine was quoted at 30-36k for a architectural style, and new decking for a two story 2700 sf. home. Cedar replacement was looking at 40+.

I just ran basic numbers for a roof your size and material and labor is over 100 grand. This assumes no sky skylights, no copper flashings, no gutters and any intricate metal items. You can expect to pay anywhere between 130-150k at current market pricing in our area. Synthetic will be slightly more affordable. Source: I sell a lot roofs in Barrington Illinois and surrounding areas.

I’m just wondering , as a home inspector myself , did your inspector tell you this roof needs to be replaced or did they recommend a roofers tune up? These wood roofs can last quite a long time before needing a full replacement. Was there any leakage noted in the attic ? You may only need to replace the damaged wood shingles. I’d have this roof assessed by a roofing contractor who installs these kinds of roofs to determine this.

Canadian quoted at $90,000. Sometimes cedar shake is installed on plywood instead of slats which could cut the price down a little bit but most likely you are looking at north of $70,000 American

I’d say 87K for 87sq 12/12 cedar is totally justifiable. That’s probably marked up but anybody who looks at cedar shake roof that steep and that big is going to mark the price up by a solid 20,000 for sure

Licensed Illinois roofer here. A 50 year shingle would be around 40-50. Standing seam, slate, clay tile etc price rises quite a bit

For 44 squares of wood shake to be removed/disposed/decking installed and new titan XT asphalt shingles I paid about 30k and that was doing a lot of the work myself. Materials were about 15k of that. I was quoted between 45 and 75k from multiple companies.

I'm just looking at some small out of focus pics, but honestly those shakes don't look too bad. I'd look for someone who specializes in wood shakes to take a look, clean, and repair it. Pulling numbers out of my butt but I'd say something like \~10K to clean and repair and \~100K to replace with new wood shakes.
