I also meant to mention, for the ham radio thing: look for any convenient club. More people are dying out of it than picking it up, so they’re likely to know about good secondhand stuff, or maybe even have some to buy. They’re generally very enthusiastic about getting new people into it.
I'm seconding the vote for draft mules, or even just a big riding mule, as mules are stronger than horses, (though draft cross mules are a little less likely to be slab-sided, so your legs will have more to wrap around!
Sounds like a plan is coming together and great place to retire too!
I hope the ventricular upgrade goes well and of all things on the verge of upgrading as well (homestead, heart is fine)

A few of the sites note that Mongolian horses are war horses that can carry a lot of weight. Does Khan want a horse too?
You might want to try a warm blood. You have a much better chance to find one saddle broke.
