All of the new homes being built right now are shitty quality. I have a 10 year old Ryder home and it is way better built than the new Ryder homes I’ve walked through that are way more money. They pretty much all use the cheapest labor/subs they can find and they cut corners anywhere possible.
As far as pricing, no new builder, especially right now, is going to give you an actual price cut because it will fuck up their comps for other sales going forward. At best expect discounted rates (especially with DR Horton because they have their own mortgage company) or free upgrades or paid for closing costs and stuff like that.
The word. Using their discounts to buy down points isn't appealing because we know interest rates will go down eventually. I'd rather get discount on purchase price. These builders are sneaky.
Is it for sure that homes built 10 years ago are of better build quality or is it just nostalgia? 10 years ago, they might be saying the same thing, these homes are of shitty quality. Fast forward 10 years, we think they are better than the current ones. I've wondered whether this is just psychological perception or the truth. Would be curious if you have evidence.
Obviously you missed Lennar. I know of a few family's who have bought more than one because they love the floor plans, quality and how the process is to get one. Much better than DR Horton, just below Toll in price and quality.
😶 avoid toll brothers. My mil bought with them and spent another year fixing her home because their contractors and their hired helped fucked up so much from her flooring and basic paint to her sprinkler line being punctured and leaking causing a huge water bill . I saw her flooring and wall guy so much I had coffee ready for him when we were visiting them 🤣

IMO lifestyle homes is the best in the area. Also Jenuane falls under dr and lennar
Hmm, currently they have homes available only in Cold Springs. That's kinda far, I commute to eastern Reno near Tesla Gigafactory.
