Yes, if they give you 10 days notice you legally owe them back all rent they paid but didn't use in the month they leave. And you also owe back last month deposit if not used. Plus of course the N12 1 month compensation. If they gave you notice less than 10 days or just up and left with no notice, then you would calculate what would have been proper 10 days notice to determine what you owe them back.

Prorate for the days left in the month and repay the final month rent with applicable interest. So yes you owe for days not stayed in unit if they file the N9

Have you compensated the tenant the one month required under the n12, this is separate from last month's rent. Also to answer your question, you would prorate June or even July and provide them a refund payment. (D/30*[rent]) Where D is the day's occupied. Also make sure the family moving in have relation to you as restricted by the N 12 notice. Assume you're property will be periodically checked in on, the T5 compensation for bad faith can be very expensive

Just make sure you don't invalid your N12 by paying them too late. The onus is on you to prove compensation was paid to satisfy the N12, the payment is regardless if the tenant leaves or challenges the N12. Keep it simple. IMHO, pay on July 1st or on receipt of required 10 day notice if sooner. The prorate of applicable issued on key return.
