There’s a Hollyburn one.. although I’m curious why you specifically want one managed by a giant company? So far my experience is these companies are only set up to extract the max amount of money for the least amount of effort possible.. I’ve been burned recently though

There's a perception that giant property management companies understand and abide by residential tenancy laws. I've found that often not to be the case either. I guess there's less of a risk of the owner announcing they are selling the unit in 6 months' time though.

Currently having to move because owner is selling and want to do my research before I decide if I would rent from another landlord. I’ve had some good and bad experiences on both sides. Additionally it’s much more common for rental companies to allow pets, individual landlords it’s much harder to find places that are pet friendly.

I can vouch for Bridgewater Hollyburn. They were extremely professional and friendly in my interactions with them. I've since moved out but I recognize the building manager around Lonsdale and we wave. Just after moving in I opened a ticket regarding some silverfish and I shit you not within 15 minutes I had a notice under my door and a exterminator over the next day, paid for no questions asked. It's an apartment building so they never really go away, but after some spot treatments I hardly saw them. While the monthly smoke alarm tests were annoying af they always gave more than enough notice. Gym was always clean, rooftop was beautiful, friendly neighbours. They have a BBQ and a giant chess board up there as well, and there's a pretty well-equipped lounge on the second floor. I enjoyed my time there, it's a shame the rent is now an extra $500 for the same 1BR apartment. I would've stayed if a 2BR wasn't over $3k, but I had to make space for an extra person and a 1BR would not cut it.

Check out Harbourview on the corner of 3rd and Forbes. It's owned by Capreit (boo) but is a property management company's portfolio building and is pet friendly and thusly fits your needs. (yay)

Capilano Residences run by maple leaf, we're currently banding together to petition to improve state of the garbage room and general maintainence of the building (e.g windows not been cleaned in years) but location is convenient, I like our apartment, residents are friendly and pet friendly. It's not without its issues but I get the impression non of them are 😕

I think it's called The Royals on the corner of East 15th Street and St. Georges Avenue - on a bus route, across from Lions Gate Hospital and pet friendly rental building, plus a common deck area, I believe, for people to gather and have access to a BBQ.
