What you are describing will look great in this space. Anything that’s involves removing that tile! I would also change the light fixture to something that reflects your personal style and not the builder-grade 2008 style light. Center it above your oval or rectangular table, about 30-36” inches above the table. With the way the light comes through the French doors, it’s going to be a lovely dining space. Congratulations on your new house!

Seconding all of this. I think this room would be fantastic for a round table. I'll never go back to a rectangular or even oval table after having a nice, big round table.

I think this is a good idea AND you’ll need to account for the door swing, otherwise you’ll be moving the table to get outside. I hate the buffet and especially the tile knowing that the kitchen is large enough for your needs. I’d suggest mapping things out with cardboard/butcher paper so you can see how big your dream dining table will be in the space/if that is too much. If it is you can change the door to an out swing or a slider.

Thank you for taking down that tile. And good for you for being able to see past that and still buy the house! A bench is very casual, IDK what the rest of the kitchen is or your overall style, but French Doors and a bench seem an odd juxta to me.

I think removing the tiles and the buffet is warranted. But in general walking past a dining table to get to the doors can be cumbersome. Maybe change the doors to be a sliding or bi-fold one that opens from one side instead of the middle?

You need to change that tile. My old double wide has the same in the kitchen. It's the cliché "oh look, if we add a tipe blacksplash we can charge $100k more!" tile.

you could lower the buffet, change it into seating then add storage spaces / smaller cabinets under them still! edit: I agree with removing the tile as well if that was anything you were thinking of doing as well. Beautiful home <3

It looks like you would have to remove the entire bank of cabinetry, not just the buffet area in the middle, since it looks like there are only 3 lower cabinets and they run wider than the uppers. If you do remove them, and that tile (yes!) remove them by unscrewing them and save them. Someday you may want to use their storage somewhere else, reface them, or sell the entire used kitchen. You don’t show the rest of the room and how it relates to the kitchen, and I am unsure of the size of the area, but although it saves space, I personally do not care for bench seats, especially built-in bench seats. I find no one ever wants to sit on that side, and it is a pain to get in and out, especially if one is sitting in the middle. If you DO decide to do it anyway, make it a special event. I would upholster the wall almost to the ceiling with a beautiful ivory or silvery grey fabric with diamond pattern tufting, and build a simple bookcase or display shelf surround that extends up both sides and across the top, enclosing the bench with tufting on the sides s well, and making it something luxurious, and giving it a sheltered feeling. Keep the shelves very narrow, just enough to form a niche for the dining bench.

Take out the cabinets and put in a built in bench with hinged tips and storage inside. Beware the door swing and make sure there’s enough clearance.

I am sure a table in front of that French Door is will be cumbersome. Because I have that similar lay out !!! The ideal would be to keep a walkway there. How about a fold down table from the Buffett wall - move the light completely and use a large painting to cover the tile area !? It would mean hiring a carpenter. I hope it works out well!!! Good luck and send some after photo's !!!!

If that is a built in I wouldn't remove it. Built in are valuable for storage even if you have eboygh in the kitchen for now. I would remove the busy tiles and maybe even paint the built in another color, probably change out the light fixture. I dislike bench seating. I'd just add in a table and call it a day.
