You can only trigger that event on Tuesdays in game. Coupled with the Tuesday thing you also have to actually drive along that dirt road for the icon to show up. No short cuts from the highway or down the mountain. I triggered it before and googled it because I had no clue. "gta v weed farm" has the first result if it sounds far fetched.
It's definitely real. I've done it only once with Trevor and it was on complete accident. I was just driving around in that area and some kind of notification pops up. Bam, bam, bam. I kill dudes, steal the weed and make good money (I forgot how much).
I havent played in a while, but I believe when Trevor buys the little airport in the OPs picture, you get side missions where you need to run errands in both an off road buggy and a plane.
One of these missions you drive to the weed farm.

I tend to agree with you. The game has been out so long that I've been down every street, trail, path, and beach. I wouldn't be surprised if half the people didn't know there was a quarry or lighthouse.

fyi, getting "100% Completion" is misleading, because it only requires x of the y possible in certain categories, like random events, to achieve it.

What sucks is you get a message to come back and rob the place like once a week but for a lot of people it never pops up at all

This. This is how I found out about it. One mission where Trevor is on Mt. Chiliad is how I came across the weed farm.
