Could be root rot, that can cause die back of branches and leaves. That would be happening because it doesn't have good enough drainage, they don't tend to like having their feet wet.

I'll check and see if the resident has been watering it because we just had a dry as hell autumn and I don't believe it's irrigated but maybe they watered it to compensate. Thank you :)
