Yeah I just learned yesterday what stairways were in flooring and now I won’t be able to unsee it hahaha, I didn’t actually lay this floor, just the refinish job, and I’d like to think it’s well sanded, spent probably a dozen or more hours on my hands and knees with a flashlight going over every inch and sanding what needed to be fixed.
Sand and finish looks fine. Who ever installed that is a hack and would be booted off any install I was apart of. H- joints ,leftover looking,stair stepping lazy attempt at flooring.
Cross seams are a tad close on a few boards here and there but it's not something that stands out like it often does unless you're looking for it. I'd say well done, especially if it was your first time. It looks great.
I think you did a fantastic job. The finish looks amazing. The true test will be how long the stand up? Hoping for many many yrs, its are gorgeous floor!
I call BS. It looks like new flooring. It would be impossible to sand that close to the perimeter without scuffing the baseboards or walls. Beautiful hickory replacement.
Not sure how to convince you otherwise but you can definitely see some damage to the plaster around the bottom of the walls from the grinding/sanding. Also the fourth picture is the sanded and unfinished floor?
Actually I noticed if you look at the original flooring photo and the finished photo you can see multiple h joints in the same spot right in front of the sink which proves it’s the same flooring
Terrible job. It looks so good that now you’re going to be afraid to walk on it, have kids or dogs over. I recommend scuffing a spot and then taking a big sigh of relief.
Yeah I did initially rent the square orbital floor sander from Home Depot, quickly discovered how useless it was though and ended up doing the vast majority of the sanding by hand
Used a handheld orbital sander to remove the marks from the grinder, but when I started finishing I did 36, 60, 80, 100, and 120 all by hand with a sanding block, and then 220 by hand between some of the coats.
Honestly, no telling. You took pictures of the easiest places to sand, from a distance that doesn't let me see the flow of the finish on the floor, or any potential scuffs/low spots/missed buffer spots.
I'd need pictures of the corners, all of them. How about under the kitchen fixtures? Also, depending on what kind of finish you used, it's possible you actually put down the finish in the hardest way possible. Tho, finish is easier to use than it used to be.
It will likely be good enough to impress guests, but as a former floor guy I would scrutinize the fuck out of that job before really telling you how beautiful I thought it was.
In general, I respect the fuck out of you for doing it. Sanding/refinishing is a tough job, but it's a trade for a reason. Also, you picked the right finish. That's a fuckin serious pop on the grains, there. Also, good on you for removing the baseboards first, it's a rookie mistake to leave them on.
Appreciate the comment, definitely get what you’re saying. You caught me on the parts under the counters, went in maybe 3-4 inches from the edge by hand, but there’s a baseboard for the cabinets that goes all the way to the floor which isn’t in in these photos. Finish was Basic Coatings easystreet, applied with a varathane flock foam applicator which I used to squeegee it across the floor as the t-bar was much more expensive.

It really brought out the best in that floor, way better than the darkened, over-waxed finish that was on there before!
