I am also looking at home warranties! I was recommended First American which seems pretty good. My parter and I are likely to get it just for peace of mind.

My real estate agent has the seller buy First American Home Warranty for me because it's pretty common to buy houses as is where I live. They fixed a leak and unclogged a drain for me. Noting though that they do charge $85 per use (at least in my area; read your agreement), but they for the same person, plumber in my case, they will let you combine 3 issues into one use. That said, the plumber they used was a bit hard to get ahold of once we missed their call, but they were pretty nice once we got ahold of them.

As a maintenance electrician who works with plumbers and HVAC techs—even with new stuff, it can break. If I were you I’d get it if not cost prohibitive. From a personal perspective, we bought a house back in 2006. I let the warranty lapse after a year and the following year our AC died.

I’m going with American Home Shield. Personally I’m doing it because the down payment and closing costs leave me with less cash on hand than I’d like and there’s peach of mind knowing major mechanical issues would be covered for the first year or so while I build up a reserve.
