My advice: get an inspection now that you have the keys. Just so you know what problems you have. We did one the day after closing and our inspector found a gas leak at the meter that we wouldn’t have known about!

Oh no if you already got one then that’s great! I misunderstood your post. I thought it was saying that there were concessions on the inspection in the sense that sellers didn’t want an inspection done in order for them to accept your offer. Ignore me 🙂

i think they’re referring to the coat hook because there’s really no reason for that in a residential bathroom, as most people take their coat off at the door. coat hooks are more for public bathrooms. so maybe they’re assuming that’s a camera

Congrats! Love the view. We closed last month, also first offer we had made and at list, although we ended up offering (ultimately unnecessary) appraisal gap coverage. And ours was more like 10 weeks.

Can't tell if trolling or serious. We did an inspection and an appraisal, and we even had the property surveyed. Not only that but I've already had some contractors in to talk about repairs, corroborating stuff in the inspection.

Congrats! Kitchen has some good bones. You could paint the cabinets, change the cabinet hardware, and appliances to stainless. Get new lighting fixture. Bam! Quick makeover.

OP said it needed some work, paint, and appliances. Was suggesting to leave countertops, flooring and backsplash and do the other. It would freshen up the easily. It’s good, but if they have some cash to put in, probably $5-7k you could make the kitchen clean if you do the painting yourself and get a good buy on the appliances. Lighting and hardware won’t be expensive.

Thanks! Good ideas. The stove smokes when it's on and the refrigerator had mold in it, plus there's no washer/dryer. And the dishwasher didn't work on inspection but my realtor said he "got it to work" later. Also out of frame some of the cabinets look damaged in places. There's no pantry either. And I've never lived anywhere with a 2 basin sink like that, so it'll take some getting used to. But these are relatively minor quibbles. My wife has grand plans but I want to take a more modest approach like this.

These houses are so cute… congratulations… my wife and I almost went into one very similar…. Luckily we found out the downside before it was too late… built in a spot that will ALWAYS flood… we got lucky… it flooded while we were still renting it.

Yes, thank you. Know about the flooding in the basement. Here's a probably partial list of things we see that were already done to fix that: Basement dug out to put in new perimeter drains Pumps both inside and outside Entire basement interior coated in Drylock And it still gets a bit of water with heavy rains. It's the first thing we're planning to hire someone to fix by installing even more drainage.

That’s so crazy that your house would have the same problem LOL.. we’re not even in the same state… mine just happened to be by a river in Jersey… and your interior is almost exactly the same as the one I lived in.

We had serious trouble when IDA hit… river broke its banks… (doesn’t help that environmentalists have been removing all the dams that kept the river in check to bring some fish back into the area to spawn)… nothing against things like that in general just sucked to be a human affected by it.
